Gold Coast Property Market
Many people have been closely watching the Gold Coast real estate market as it continues to rise. Experts say it will continue to experience moderate growth in 2022, mainly due to interstate migration.
In January 2022, The Urban Developer reported that Gold Coast housing prices have grown by an astonishing 35% in the past year. It’s expected that prices will rise even further in 2022 and surpass all other Australian cities. This is an impressive figure considering that the Gold Coast, Queensland’s second-largest city, only predicted 8% growth for this year but instead grew by 30%!
The median value of Gold Coast property has gone up by $287 000 since January 2021, and units experienced an increase of $163,000 over the same period.

Gold Coast Building and Pest Inspections: The Common Defects
Publicised for its building defects, particularly in apartment buildings, the Gold Coast has an extra risk factor. The need for building and pest inspections, Gold Coast wide, has never been more important. The Gold Coast Bulletin reported the region as the “wild, wild west” thanks to developers cutting corners to save a dollar.
About 99% of high-rises have defects that need repair, and that is both new and old buildings. Houses in the area haven’t escaped the defects either. We’ve seen newer homes show worrying defects shortly after being built during our Gold Coast building inspections. As you can see, having a pest and building inspection on the Gold Coast is a no brainer.
Common defects found in Gold Coast properties include:
- Windows loose in frames
- Falling concrete
- Dodgy balustrading
- Glass panes that have fallen from buildings
- Waterproofing failure after five years
- Concrete cancer
- Ground movement causing severe structural damage
- Corrosion and rust
- Mould and leaks
- Flaking paint
- Rotting timber
- Unsafe stairs
It seems the preference for the Gold Coast is to build upwards instead of outwards with sprawling housing estates. Gold Coast Mayor Tom Tate is quoted saying, “I’m still favouring that we go upwards instead of spreading right out.”
With a focus on high-rise living, a building and pest inspection on the Gold Coast is as important as ever given the history of high rise developments, new and old. To have the same mindset towards houses is not a bad idea. Let’s face it; when there’s a push to build houses to meet the current demand, developers can cut corners. We highly recommend a new home or pre purchase building inspection on Gold Coast properties can identify these defects to help you decide what to do next.
