I’m a QBCC licensed builder and pest controller, and I live at Pine Mountain — right on the Somerset region’s doorstep, about ten minutes from Fernvale — with over 20 years actually building across South East Queensland: carpentry, building, pest management, and now inspections. The defects that show up again and again across the Somerset region
Somerset termite pressure: South East Queensland sits in one of the CSIRO’s highest termite hazard zones, and the valley keeps the pressure on — timber town centres, bushland edges, creek lines and acreage blocks stacked with timber sheds and gum trees. Termite damage is often invisible until an inspection with thermal imaging finds it.
Timber town-centre homes
Esk, Toogoolawah and Kilcoy grew up in the timber era, and their late-1800s and early-1900s homes show it: rotten or sunken stumps, decayed weatherboards and verandah framing, old wiring hidden in the walls, and lead paint under the charm. Beautiful homes — but they hide expensive defects.
Tanks, bores & septic systems
Outside the sewered towns of Esk, Toogoolawah, Kilcoy, Lowood and Fernvale, most of the region runs on tank or bore water and on-site septic or HSTP systems. I inspect the accessible wet areas, drainage and site, and clearly flag the warning signs that need a specialist’s eye before you settle.
Sheds, stables & outbuildings
Acreage living comes with improvements — machinery sheds, stables, carports and studios. I regularly find unapproved structures, DIY wiring, termite-eaten posts and slabs poured straight onto reactive ground. If it’s on the property, it should be on your radar.
Reactive soil movement
Valley clays expand and contract with moisture, cracking walls, jamming doors and moving footings. Alluvial river flats and black soils are the worst offenders, and cut-and-fill estate blocks add another layer of risk. The cause is often invisible — the symptoms aren’t.
New estate workmanship
Fernvale and Lowood’s new estates are growing fast, and fast builds cut corners: poor site drainage, defective waterproofing, incomplete trade work and slab issues that only show up under a trained eye. New doesn’t mean defect-free.
Relocated & owner-built homes
Removal homes trucked in and re-stumped, owner-builder extensions and farm additions are part of valley life. They can be great buys — but stumps, tie-downs, wiring and undocumented modifications need close attention before you commit.
The Brisbane River and the valley’s flood-prone low country
The Brisbane and Stanley Rivers — and the creeks that feed Wivenhoe and Somerset dams — run through the heart of this region. Lowood, Fernvale and Esk carry the region’s highest riverine flood risk, and the 2011 and 2022 floods reached homes on the river flats. Flood history can be hidden behind cosmetic repairs, so it’s worth knowing exactly what to check before you buy. On every inspection near a river or creek, I look for:
Always check the property against Somerset Regional Council’s flood mapping — council holds detailed flood studies for Lowood, Fernvale, Toogoolawah, Esk and Kilcoy — before you commit. A pre-purchase inspection adds the on-the-ground check: evidence of previous flooding that a map can never show you.

That variety is exactly why an independent inspection matters here — and why local knowledge counts. A 1900s timber cottage in Esk, a farmhouse on tanks and septic at Coominya, and a brand-new slab-on-ground build at Fernvale have completely different risk profiles. This is my backyard: I know which flats flood, which towns run on town water and which don’t, and what the valley’s soils do to footings. With Australia’s longest rail trail, the lakes and genuine small-town communities, Somerset is a great place to buy — just make sure you know what you’re buying first.

Do you really cover the whole Somerset region?
Yes. I’m based at Pine Mountain, right beside the region’s south-eastern boundary — Fernvale is about 10 minutes from my front door, Lowood about 20, Esk about 40, and I regularly inspect through to Coominya, Toogoolawah and Kilcoy. Same-day written report on every job, wherever it is.
What do you check on rural properties with tanks and septic?
Everything accessible under AS 4349.1 and AS 4349.3 — the home itself, sub-floor, roof void, wet areas, drainage and the site — plus outbuildings if you add them to your booking. Where tank, bore or septic systems show visible warning signs, I flag them clearly so you can bring in the right specialist before settlement.
Is flood history a problem in Somerset homes?
It can be. Lowood, Fernvale and Esk carry the region’s highest riverine flood risk, and the 2011 and 2022 events reached homes on the river flats. I look for evidence of previous flooding — inundation marks, moisture damage and concealed repairs — and I always recommend checking council’s flood mapping for the lot before you buy.
Are the older timber homes in Esk, Toogoolawah and Kilcoy risky to buy?
Not if you know exactly what you’re buying. Stumps, verandah framing, weatherboards, old wiring and termite damage are the usual suspects — some are cheap fixes, some are deal-breakers. My report separates the two, and I walk you through it by phone the same day.
Do new builds at Fernvale and Lowood still need an inspection?
Absolutely. New estate homes fail in different ways — site drainage, waterproofing, incomplete or rushed trade work and slab movement on reactive ground. An independent set of eyes before you buy beats discovering it after you move in.
