Booval — Ipswich Character Homes With a Railway Past
Booval is one of Ipswich's oldest and most characterful suburbs, sitting about 3km east of the CBD on the main railway line — its platform opened back in 1876. The name is said to come from an Aboriginal word for the frilled lizard, and the suburb grew as housing for the coal miners and workers of Ipswich's eastern collieries.
Today Booval and neighbouring North Booval (developed from the mid-1970s) blend genuine period homes — miners' cottages, Federation and early-1900s timber houses — with post-war and later brick homes. That character stock is part of the appeal, but it also means there's plenty for a thorough building and pest inspection to look at.

About 3km east of the Ipswich CBD on the main Brisbane–Ipswich railway line and road, in the City of Ipswich. Booval Fair and the railway station sit at the heart of the suburb.

Do Booval's older cottages often need restumping?
Many do. A lot of Booval's character homes sit on timber stumps that, after a century or more, can rot, sink or lean — leading to uneven floors and cracking. We inspect the subfloor, stumps and bearers closely and flag where restumping or relevelling is likely to be needed, so there are no surprises after you buy.
How high is the termite risk in Booval?
Higher than average. Booval's older timber housing, established gardens and damp subfloors make it one of the more termite-prone parts of Ipswich. Our timber pest inspection covers active termites, past damage and any conducive conditions across the subfloor, walls and roof space.
Has Booval flooded, and do you check for it?
Yes — low-lying parts of Booval near the Bremer River and Bundamba Creek were among the areas inundated in the 2011 floods. On the day of the inspection we look for evidence of previous flooding or water damage such as staining, subfloor moisture, rot and poor drainage. We don't assess flood maps as part of the inspection, so we'd always suggest checking Ipswich City Council's flood mapping yourself as well.
