Cedar Grove — Acreage Living Between Two Reaches of the Logan River
Cedar Grove is almost purely rural-residential: 99% of its roughly 700 dwellings are separate houses, most on 3,000 m² to one-hectare blocks. Subdivision kicked off in 1979 with the “Big Country” estate, and the suburb still carries that character — ranch-style homes, big sheds, horses and grazing land on the flanks.
The Logan River wraps the suburb on two sides, with the Mount Lindesay Highway loosely forming the eastern edge. That geography brings fertile alluvial flats — and it also brings flood mapping, reactive clays and serious termite pressure off the river vegetation. The Cedar Grove Weir and Logan Water’s environmental centre next door mark how central the river is here.
Ownership sits near 90%, and homes trade slowly — about 38 sales a year. When a Cedar Grove property does hit the market, buyers are usually weighing a 1980s–2000s home plus a shed, a dam, a septic system and a bore. I inspect the lot, because out here the house is only half the purchase.
Location
Far southern City of Logan, about 44 km from Brisbane, bounded by the Logan River to the west and north with Jimboomba just up the highway.
Property Market
Around 38 house sales a year — tightly held acreage with almost 90% owner-occupancy and very little rental stock.
The Land
River flats and gently rising acreage settled since the 1880s — the old Cedar Pocket rail siding and an 1891 cheese factory site tell the story.
Services
Septic or on-site wastewater, tank water and bores are standard. Town-style services stop at the highway, and system condition varies enormously.
Understanding Cedar Grove’s Housing Mix
Acreage from 1979 onward — nearly everything is one of these three.
Era 1 — Big Country Originals
- The original acreage homes west of the old rail siding
- Lowset brick and fibre-cement ranch styles
- Wiring, plumbing and roofs now 35–45 years old
- Termite protection almost universally lapsed
- First-generation septic systems near end of life
Era 2 — The Ranch Decades
- Brick veneer family homes on 3,000 m²–1 ha lots
- Big sheds, dams and horse infrastructure added over time
- Reactive clays on river alluvium test slabs and footings
- Owner-built additions of mixed quality
- Retaining and driveway movement common on sloping lots
Era 3 — Modern Acreage
- Contemporary slab-on-ground homes on cleared blocks
- Growth pressure from Flagstone and Yarrabilba corridors
- Engineered slabs still need clay-movement checks
- New sheds and secondary dwellings, not always approved
- Practical-completion inspections for owner-builder projects
The Key Inspection Risks in Cedar Grove Properties
River-bounded acreage — here is what we chase on every Cedar Grove job.
What We Check on Every Cedar Grove Property
Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.
Building & Structural Condition
A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.
Termite & Timber Pest
A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where Cedar Grove’s homes back onto bushland and creek corridors.
Structural & Slab Assessment
Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Logan area.
Retaining Walls & Drainage
Inspection of retaining walls, batters, site fall and stormwater drainage — critical on sloping and benched blocks where movement and poor drainage are common.
Waterproofing & Wet Areas
Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.
Moisture & Drainage
We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.
Your Cedar Grove Inspection, Done Personally by the Owner
When you book an inspection in Cedar Grove, you deal with me — Lachlan Pascoe, the owner of Admired Building & Pest Inspections. I personally carry out every inspection, so the person who walks your property is the same person who writes your report and takes your call afterwards.
I’m QBCC-licensed with over 20 years’ hands-on experience across carpentry, building and timber pest control. That trade background means I know exactly how the new estates and established homes around Cedar Grove are built — and where the problems tend to hide.
No subcontractors and no rushed checklists — just a thorough, independent inspection and a clear report you can actually act on.

What Our Clients Say
FAQ — Cedar Grove Building & Pest Inspections
Does Cedar Grove flood?
The Logan River bounds the suburb on two sides and the low flats carry council flood overlays. In early 2022 the river at nearby Maclean Bridge rose well above major flood level. I assess flood exposure, drainage and past-water evidence on every inspection here.
Do you check septic systems and bores?
I inspect the visible condition of on-site wastewater systems, tanks and associated plumbing as part of the inspection and flag anything needing a specialist. Out here, a failed septic system can cost more than a kitchen.
How is termite pressure in Cedar Grove?
Very high. River vegetation, rural timber and old fence lines feed constant activity, and on most properties the original termite protection lapsed years ago. Combined building and pest inspection is essential.
Do you inspect sheds and secondary dwellings?
Every structure on the property — sheds, studios, granny flats, stables. On acreage they are usually owner-built, and they are where I find the problems the sale contract does not mention.
Are the original Big Country homes still sound?
Many are, but they are 40+ years old. I focus on slab and footing movement, roof and wet-area condition, aged services and any asbestos-era sheeting so you know exactly what maintenance is due.
Do you cover Jimboomba and Cedar Vale too?
Yes — Cedar Grove, Cedar Vale, Jimboomba, Logan Village and the Macleans are all core service area. I am in this corridor every week.
