Cedar Vale — Logan’s Purest Acreage Suburb
At the 2021 Census, Cedar Vale recorded something no other Logan suburb did: 100% of its dwellings are separate houses. This is acreage living in its purest local form — around 900 homes on 4,000 m² to 2 ha blocks, home to young families with the highest mortgage-holder share in the district.
Most of the housing stock went up between the 1990s and 2010s — lowset brick veneer and rendered family homes on cleared lifestyle lots, with newer builds still going in as the Jimboomba corridor grows. Scrubby Creek wraps the northern and eastern boundaries, and the suburb’s name recalls the cedar and silky oak timber that once covered these hills.
That combination — creek lines, retained bushland, private services and 1990s-era homes now due for their first big maintenance cycle — is precisely what I inspect for. Around 53 homes trade here each year, and almost every one comes with a shed, a septic system and a story.
Location
Far southern City of Logan off the Mount Lindesay Highway, about 45 km from Brisbane, with Jimboomba to the north and Cedar Grove across the highway.
Property Market
Around 53 house sales a year — young-family acreage with 92% owner-occupancy and the strongest single-house profile in Logan.
The Land
Rising ground between Scrubby Creek and the ranges, named for its timber-getting history — the 1887 Broomfield homestead is the local heritage landmark.
Services
Septic or on-site wastewater plus tank and bore water throughout. No schools in the suburb — families run to Jimboomba and Veresdale daily.
Understanding Cedar Vale’s Housing Mix
Three decades of lifestyle blocks — almost everything is one of these three.
Era 1 — First Lifestyle Blocks
- The first wave of lifestyle subdivision off the highway
- Lowset brick and timber homes now 30–40 years old
- Original roofs and wet areas due for renewal
- Termite protection long lapsed on most properties
- Early septic systems reaching end of design life
Era 2 — Family Acreage Boom
- Brick veneer and rendered homes on 4,000 m²–2 ha lots
- Sheds, retaining walls and dams added progressively
- Reactive clay movement in slabs and driveways
- Owner additions of varying quality and approval status
- Creek-line vegetation feeding termite pressure
Era 3 — New Acreage Builds
- Contemporary builds on remaining and split blocks
- Growth pressure from Jimboomba, Flagstone and Yarrabilba
- Engineered slabs still subject to clay-season movement
- New shedding and secondary dwellings on fresh pads
- Practical-completion checks for new and owner-built homes
The Key Inspection Risks in Cedar Vale Properties
Acreage homes and private services — here is what we chase on every Cedar Vale job.
What We Check on Every Cedar Vale Property
Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.
Building & Structural Condition
A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.
Termite & Timber Pest
A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where Cedar Vale’s homes back onto bushland and creek corridors.
Structural & Slab Assessment
Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Logan area.
Retaining Walls & Drainage
Inspection of retaining walls, batters, site fall and stormwater drainage — critical on sloping and benched blocks where movement and poor drainage are common.
Waterproofing & Wet Areas
Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.
Moisture & Drainage
We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.
Your Cedar Vale Inspection, Done Personally by the Owner
When you book an inspection in Cedar Vale, you deal with me — Lachlan Pascoe, the owner of Admired Building & Pest Inspections. I personally carry out every inspection, so the person who walks your property is the same person who writes your report and takes your call afterwards.

No subcontractors and no rushed checklists — just a thorough, independent inspection and a clear report you can actually act on.

What Our Clients Say
FAQ — Cedar Vale Building & Pest Inspections
Does Cedar Vale flood?
The suburb sits on higher ground than its river neighbours, but Scrubby Creek along the northern and eastern boundaries floods locally in major events and can cut roads, as the 2022 weather showed at nearby Jimboomba. I check drainage and overland-flow evidence on every block.
How is termite pressure here?
Among the highest I see. Creek vegetation, retained bushland and the suburb’s timber history feed constant activity. Most properties have no current termite management system — I confirm exactly what protection exists, if any.
Do you inspect the septic system and bore?
I inspect the visible condition of on-site wastewater, tanks and plumbing, and flag anything needing specialist attention. On Cedar Vale acreage these systems are as important as the house.
Are 1990s Cedar Vale homes good buys?
Generally well-built, but they are due their first major maintenance cycle — roofs, wet-area seals, hot-water systems and termite protection. My report tells you what is due now and what can wait.
Do you inspect sheds, granny flats and retaining walls?
Every structure on the block. Sheds and secondary dwellings out here are often owner-built, and aging retaining walls are one of the most common significant defects I find.
Do you cover Jimboomba and Cedar Grove as well?
Yes — Cedar Vale, Cedar Grove, Jimboomba, Logan Village and the wider southern corridor are core service area for me.
