Coominya — Village Living Between the Lakes
Coominya is a genuine country village of around 1,000 people, sitting on the rise between Logan Creek and Buaraba Creek — with Atkinson Dam’s weekend water scene to the south-west and Lake Wivenhoe over the hills to the north-east.
The housing comes in two clear waves: early-1900s village timber around the 1905-surveyed core (the Bellevue Hotel has poured beers since 1903), and a big 1970s–80s estate boom that more than doubled the town.
Almost everything here runs on tanks and septic — which makes Coominya a rural-services inspection as much as a building one, and that is exactly how we treat it.
Location
Between Lowood and Esk on the Brisbane Valley Rail Trail, about 70km from Brisbane — ten minutes to Lowood’s shops and schools. Postcode 4311.
Property Market
Affordable village blocks and lifestyle acreage attract first-home buyers, retirees and weekenders chasing Atkinson Dam — a small market with steady turnover.
The Two Waves
Early-1900s village timber and a distinct 1970s–80s subdivision boom — two very different vintages now aging in very different ways.
Community
The 1912 state school, the Bellevue Hotel, heritage Bellevue Homestead and the rail trail station give the village its character.
Understanding Coominya’s Housing Mix
Two building booms seventy years apart — each with its own inspection list.
Era 1 — Village Timber
- Early village timber homes around the old grid
- Stumps and re-stumping history critical
- Borer and termite damage in old hardwood
- Asbestos-era sheeting in later additions
- Relocated homes appear in the district
Era 2 — The Estate Boom
- The boom-era homes that doubled the town
- Now 40–50 years old — roofs and wet areas due
- Original septic systems reaching their limits
- Asbestos-era sheeting common in this window
- Termite protection long expired
Era 3 — Acreage & Newer
- Modern acreage builds on the fringes
- Tanks, bores and dams to assess
- Sheds and outbuildings, often owner-built
- Creek-flat positions need flood checks
- Newer builds still need full checks
The Key Inspection Risks in Coominya Properties
Village age plus rural services — the Coominya inspection covers the house and everything that keeps it running.
What We Check on Every Coominya Property
Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.
Building & Structural Condition
A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.
Termite & Timber Pest
A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where Coominya's estates back onto bushland and creek corridors.
Structural & Slab Assessment
Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Somerset region.
Retaining Walls & Drainage
Inspection of retaining walls, batters, site fall and stormwater drainage — critical on Coominya's engineered cut-and-fill estate lots where movement and poor drainage are common.
Waterproofing & Wet Areas
Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.
Moisture & Drainage
We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.
Your Coominya Inspection, Done Personally by the Owner
When you book an inspection in Coominya, you deal with me — Lachlan Pascoe, the owner of Admired Building & Pest Inspections. I personally carry out every inspection, so the person who walks your property is the same person who writes your report and takes your call afterwards.
I’m QBCC-licensed with over 20 years’ hands-on experience across carpentry, building and timber pest control. That trade background means I know exactly how the new estates and established homes around Coominya are built — and where the problems tend to hide.
No subcontractors and no rushed checklists — just a thorough, independent inspection and a clear report you can actually act on.

What Our Clients Say
FAQ — Coominya Building & Pest Inspections
Is Coominya on town water and sewerage?
No — the village runs on tanks and on-site septic or treatment systems. Both work well when maintained and cost real money when neglected, so we assess them as a core part of every inspection.
Does Coominya flood?
The village core sits on higher ground between Logan Creek and Buaraba Creek, but low-lying blocks toward the creeks and the Atkinson Dam flats are a different story. Exposure is lot-specific — pull the council’s free flood report for the exact address and let the inspection read the building.
What shape are the 1970s–80s homes in?
They are hitting the spend years — roofs, wet-area waterproofing and original services at 40–50 years old, septic systems reaching their limits, and termite protection long expired. Solid homes as a rule; the inspection prices the catch-up.
What about the older village homes?
Character timber with the usual century-old questions: stump condition, subfloor timbers, pest history, asbestos-era sheeting in additions. Worth owning — with eyes open.
Do weekender and dam-side properties need anything special?
Yes — part-time-occupied places often carry quiet deferred maintenance, and dam-side blocks add flood-position questions. We inspect them like the country properties they are: house, services and structures together.
How quickly can you inspect in Coominya?
Usually within a couple of days — Coominya is an easy run from my base at Pine Mountain. Same-day written report with a phone walkthrough of every finding.
