Crestmead — A Built-Out Suburb Hitting Its Forties
Crestmead is one of Logan’s workhorse suburbs — more than 12,000 people in a suburb stamped out through the mid-1980s and 1990s around its 1984 state school and the big Crestmead Industrial Estate that still anchors local jobs.
The housing is remarkably consistent: lowset brick-veneer and clad family homes on standard blocks, 96% of them detached, now mostly 30–40 years old. Growth has flatlined because there is nowhere left to build — this is a pure resale market.
Nearly half the suburb is investor-owned, which shapes what we find: solid original bones, decades of tenant wear, DIY renovations of every standard, and services reaching the end of their design life.
Location
Between Marsden and Park Ridge, five minutes from Grand Plaza at Browns Plains and about ten from Logan Hospital. Postcode 4132.
Property Market
Over 200 sales a year in a fully built-out suburb — first-home buyers, renovators and investors competing for the same 1980s–90s stock.
The Vintage
Almost everything dates from the mid-1980s to late 1990s — old enough for roofs, wet areas, wiring and plumbing to need real attention, and for original termite protection to be long gone.
Community
Crestmead State School, St Francis’ College, parks and the industrial estate’s job base — a practical, family suburb through and through.
Understanding Crestmead’s Housing Stock
One big building wave, forty years on — plus what people have done to it since.
Era 1 — The Mid-80s Originals
- The suburb’s first brick and clad homes
- Now 35–40 years old — services at end of life
- Asbestos-era sheeting possible in this window
- Original wet areas and roofs due for money
- Termite protection long expired
Era 2 — The 1990s Build-Out
- The majority of Crestmead’s stock
- Slab and brick movement on reactive clay
- Waterproofing failures emerging in wet areas
- Hot-water, wiring and plumbing aging out
- Additions and patios of mixed quality
Era 3 — Renovations & Infill
- Flips and DIY renovations over original problems
- Secondary dwellings and small-lot infill
- Fresh paint hiding moisture and pest history
- Unapproved works worth flagging
- Ex-rentals tidied for sale
The Key Inspection Risks in Crestmead Properties
Forty-year-old homes with rental history — here is what we chase on every Crestmead job.
What We Check on Every Crestmead Property
Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.
Building & Structural Condition
A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.
Termite & Timber Pest
A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where Crestmead's estates back onto bushland and creek corridors.
Structural & Slab Assessment
Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Logan area.
Retaining Walls & Drainage
Inspection of retaining walls, batters, site fall and stormwater drainage — critical on Crestmead's engineered cut-and-fill estate lots where movement and poor drainage are common.
Waterproofing & Wet Areas
Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.
Moisture & Drainage
We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.
Your Crestmead Inspection, Done Personally by the Owner
When you book an inspection in Crestmead, you deal with me — Lachlan Pascoe, the owner of Admired Building & Pest Inspections. I personally carry out every inspection, so the person who walks your property is the same person who writes your report and takes your call afterwards.
I’m QBCC-licensed with over 20 years’ hands-on experience across carpentry, building and timber pest control. That trade background means I know exactly how the new estates and established homes around Crestmead are built — and where the problems tend to hide.
No subcontractors and no rushed checklists — just a thorough, independent inspection and a clear report you can actually act on.

What Our Clients Say
FAQ — Crestmead Building & Pest Inspections
What should I check on a typical Crestmead home?
The age items: roof condition, wet-area waterproofing, wiring and plumbing vintage, termite history and whether any protection system is current. The bones are usually solid — the inspection prices the catch-up maintenance the next five years will demand.
I’m buying an ex-rental — anything specific?
Crestmead is close to half investor-owned, and rentals age faster than owner-occupied homes. We look past the pre-sale tidy-up for moisture, pest activity and deferred maintenance — the things a fresh coat of paint is often hired to hide.
Is asbestos a concern in Crestmead?
Only at the margins — most of the suburb post-dates the asbestos-sheeting era, but the earliest mid-1980s homes can still contain it in eaves, wet areas or linings. We identify suspect materials and flag them clearly.
Does Crestmead flood?
Crestmead is not one of Logan’s river-flood suburbs — the Scrubby Creek catchment runs to its north and big storms can flood local roads, but the streets sit clear of the Logan River. Council mapping covers any specific address, and we always check site drainage.
Are termites active here?
Constantly — established gardens, aging timber and expired barriers make ideal conditions. Every inspection includes the full timber-pest assessment, and past-activity evidence matters as much as live finds.
How quickly can you inspect in Crestmead?
Usually within a couple of days — an easy run down the Logan Motorway. Same-day written report with a phone walkthrough of every finding.
