Flagstone — A New City Being Built in Real Time
Flagstone is the heart of the Greater Flagstone Priority Development Area — a 7,000-hectare master plan approved for around 51,500 dwellings and up to 138,000 people over the coming decades, with Peet’s Flagstone community alone planned for roughly 12,000 homes.
Today it is a young owner-occupier suburb of about 7,000 people: overwhelmingly detached houses, mostly built since 2015, alongside a smaller 1990s pocket around the original state school. The town centre is taking shape — Coles-anchored Flagstone Village opened in 2020 beside the landmark adventure park.
Almost everything for sale here is new or nearly new — which makes Flagstone a practical-completion and early-defect market above all, on benched greenfield sites where the groundwork matters as much as the house.
Location
Off the Mount Lindesay Highway south of Jimboomba — about 45 minutes from Brisbane and an hour from the Gold Coast. Postcode 4280.
Property Market
Well over 200 sales a year and climbing as new stages release — young families and owner-occupiers dominate, with resales of five-to-ten-year-old homes joining the flow.
The Master Plan
Declared a Priority Development Area in 2010: ~51,500 dwellings and up to 138,000 people over 30–40 years, a 126-hectare town centre, new schools including St Bonaventure’s College, and a proposed future rail corridor.
Community
Flagstone Village shopping, the adventure park’s 11-metre tower, three schools and counting — a suburb designed around young families.
Understanding Flagstone’s Housing Mix
A master-planned city mid-build — almost everything is one of these three.
Era 1 — The Original Pocket
- The first estate homes around Flagstone State School
- Now 20–30 years old — wet areas and roofs due
- Termite protection likely lapsed
- Early-generation slabs and drainage aging
- Renovations and additions of mixed quality
Era 2 — The Growth Waves
- The big Peet stages now 3–10 years old
- Early defects and settlement surfacing
- Waterproofing reaching its test years
- Retaining and fencing bedding in on benched lots
- Resales needing full pre-purchase checks
Era 3 — Current Releases
- Homes completing at volume right now
- Builder quality varies lot to lot
- Cut-and-fill pads with young retaining walls
- Waterproofing, flashing and finishing defects common
- Practical-completion inspections essential
The Key Inspection Risks in Flagstone Properties
Greenfield building at city scale — here is what we chase on every Flagstone job.
What We Check on Every Flagstone Property
Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.
Building & Structural Condition
A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.
Termite & Timber Pest
A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where Flagstone's estates back onto bushland and creek corridors.
Structural & Slab Assessment
Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Logan area.
Retaining Walls & Drainage
Inspection of retaining walls, batters, site fall and stormwater drainage — critical on Flagstone's engineered cut-and-fill estate lots where movement and poor drainage are common.
Waterproofing & Wet Areas
Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.
Moisture & Drainage
We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.
Your Flagstone Inspection, Done Personally by the Owner
When you book an inspection in Flagstone, you deal with me — Lachlan Pascoe, the owner of Admired Building & Pest Inspections. I personally carry out every inspection, so the person who walks your property is the same person who writes your report and takes your call afterwards.
I’m QBCC-licensed with over 20 years’ hands-on experience across carpentry, building and timber pest control. That trade background means I know exactly how the new estates and established homes around Flagstone are built — and where the problems tend to hide.
No subcontractors and no rushed checklists — just a thorough, independent inspection and a clear report you can actually act on.

What Our Clients Say
FAQ — Flagstone Building & Pest Inspections
Do brand-new Flagstone homes really need an inspection?
Yes — more than almost anywhere. Flagstone is one of the biggest greenfield building fronts in the country, and volume building at that pace produces waterproofing, flashing, drainage and finishing defects in a steady stream. A practical-completion inspection before you accept the keys is the single best money you will spend.
What is different about building on cut-and-fill land?
Benched lots mean part of your home may sit on engineered fill, with retaining walls and batters holding the levels. Done well it performs fine — but settlement, wall movement and drainage problems show up in the first few years, which is exactly when we look hardest.
Does Flagstone flood?
Flagstone is elevated greenfield country, not river floodplain — flooding is not the suburb’s story. Big storms can still push overland flow across individual lots and new drainage systems, so we check site drainage carefully and council mapping covers any address.
Is the master plan actually happening?
Steadily — the PDA was declared in 2010 with a 30–40 year buildout: shopping opened in 2020, new schools keep arriving including St Bonaventure’s in 2026, and stages keep releasing. Buying here is buying into a city mid-construction, which makes build quality checks matter all the more.
Are the older Flagstone homes worth looking at?
The 1990s pocket around the original school offers bigger blocks and established gardens — with 25-year-old wet areas, roofs, services and usually lapsed termite protection. Good buys, with the catch-up costs priced in by a proper inspection.
How quickly can you inspect in Flagstone?
Usually within a couple of days — straight down the Mount Lindesay corridor. Same-day written report with a phone walkthrough of every finding.
