Gatton — The Working Heart of the Lockyer Valley
Gatton is the Lockyer Valley's biggest town and its commercial centre — around 7,800 people, the region's main shops and services, and the University of Queensland's Gatton campus just down the road at Lawes. It is also the busiest property market in the valley by a clear margin.
The housing tells the town's story in layers: pre-war timber homes on the original town grid, post-war cottages, wide streets of 1970s–90s brick-and-tile, and new slab-on-ground estates like Lakeview and Woodchester pushing out along the fringes.
For buyers, that mix matters. A 1930s Queenslander, a 1985 brick lowset and a brand-new estate build each fail in completely different ways — and Gatton adds two local wrinkles of its own: reactive black-soil ground and low-lying land near Lockyer Creek.
Location
About 90km west of Brisbane and 34km east of Toowoomba, just off the Warrego Highway. Postcode 4343. The rail line and highway both serve the town, and UQ Gatton is a few minutes east at Lawes.
Property Market
The busiest market in the valley — more homes change hands in Gatton each year than in any other Lockyer town. Stock runs from original timber homes to house-and-land packages in the new estates.
UQ Gatton & Local Economy
The university campus, the hospital, the schools and the surrounding vegetable-growing district make Gatton the region's employment hub — and a steady rental market for investors.
Community
A genuine working country town — sporting clubs, Lockyer District State High School and a main street that still does its job. Young families, tradies and investors are all active here.
Understanding Gatton's Housing Mix
Gatton has been building homes for 150 years, and every era left its mark. These are the three broad groups we inspect — and what each one tends to hide.
Era 1 — Pre-War Timber Core
- Queenslanders and timber cottages on the original streets
- Stumps and re-stumping history — floors rarely dead level
- Asbestos-era sheeting possible in pre-1990 additions
- Timber frames and floors — genuine termite food
- Decades of DIY repairs and extensions to unpick
Era 2 — Post-War & Brick-and-Tile
- Post-war cottages and 1970s–90s brick lowsets
- Slab and footing cracking on reactive black soil
- Original roofs, wiring and wet areas reaching end of life
- Termite protection long expired on older slabs
- Additions and carports of very mixed quality
Era 3 — New Estates
- Modern slab-on-ground homes on the town fringes
- Volume-builder quality varies lot to lot
- Engineered slabs still moving on clay ground
- Practical-completion defects in waterproofing and flashings
- Builder’s warranty windows worth using while they last
The Key Inspection Risks in Gatton Properties
Gatton’s ground and its layered housing stock drive most of what we find. These are the patterns we see again and again.
What We Check on Every Gatton Property
Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.
Building & Structural Condition
A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.
Termite & Timber Pest
A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where Gatton's estates back onto bushland and creek corridors.
Structural & Slab Assessment
Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Lockyer Valley.
Retaining Walls & Drainage
Inspection of retaining walls, batters, site fall and stormwater drainage — critical on Gatton's engineered cut-and-fill estate lots where movement and poor drainage are common.
Waterproofing & Wet Areas
Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.
Moisture & Drainage
We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.
Your Gatton Inspection, Done Personally by the Owner
When you book an inspection in Gatton, you deal with me — Lachlan Pascoe, the owner of Admired Building & Pest Inspections. I personally carry out every inspection, so the person who walks your property is the same person who writes your report and takes your call afterwards.
I’m QBCC-licensed with over 20 years’ hands-on experience across carpentry, building and timber pest control. That trade background means I know exactly how the new estates and established homes around Gatton are built — and where the problems tend to hide.
No subcontractors and no rushed checklists — just a thorough, independent inspection and a clear report you can actually act on.

What Our Clients Say
FAQ — Gatton Building & Pest Inspections
Does Gatton flood?
Parts of it can. The town core sits above Lockyer Creek, but low-lying areas near the creek have genuine flood history — including January 2011. Lockyer Valley Regional Council offers a free flood property report for any address, and we recommend pulling it before you buy. During the inspection we look for the physical signs: past water entry, repairs, rot and persistent moisture.
What is the black soil issue in Gatton?
Much of the valley floor is reactive cracking clay — it swells when wet, shrinks when dry, and it moves buildings. We check slab edges, brickwork, cornices and door alignment for the cracking patterns that go with it, and tell you plainly what is normal settlement and what is not.
I am buying an older Queenslander in Gatton — what should I look out for?
Stumps first — many pre-war homes have been re-stumped, some well, some badly. Then subfloor timbers, termite and borer damage, asbestos-era sheeting in later additions, and the age of the wiring and plumbing. Character homes here are well worth buying — with eyes open.
Do brand-new homes in Gatton estates really need an inspection?
Yes — new means untested. In estates like Lakeview and Woodchester we regularly find waterproofing gaps, flashing and drainage problems and unfinished details. Catching them at practical completion or inside the builder’s warranty period puts the cost on the builder, not on you.
Is Gatton a termite area?
Yes. Moist alluvial soil plus a large stock of timber homes means constant termite pressure. Every inspection includes a full timber-pest assessment, and we check whether any termite management system is present, current and actually doing its job.
How quickly can you inspect a Gatton property?
Usually within a couple of days, often sooner — I am based at Pine Mountain and work the Lockyer Valley constantly. You get the written report the same day as the inspection, and I walk you through every finding by phone.
