Goodna — Queensland's Oldest Settlement and Its Extraordinary Flood History
Goodna is one of Queensland's oldest European settlements, proclaimed a village in 1856 and flooded in the great 1893 Brisbane flood. Situated 20km southwest of Brisbane CBD in the City of Ipswich, Goodna has witnessed more than 130 years of Queensland flood history — and that history is written into the fabric of its homes.
The suburb experienced major flooding in 1893, 1974, 2011 and 2022. In February 2022, the Bremer River rose to 16.72m — Goodna homes were inundated halfway up their second storeys. The Queensland Government's Voluntary Home Buyback Program specifically targeted Goodna flood-affected properties, removing the most vulnerable homes from the market permanently.
Today, Goodna is one of Southeast Queensland's most exciting gentrification stories. Investors and first-home buyers are discovering what locals have always known — that Goodna's value, accessibility and character are exceptional. But buying in Goodna requires a thorough, flood-aware inspection from an experienced inspector.
Location
20km southwest of Brisbane CBD. Postcode 4300. Goodna train station on the Ipswich line. Ipswich Motorway access. City of Ipswich. Borders Springfield Lakes and Redbank Plains.
Property Market
Queensland's oldest town and a fast-gentrifying riverside suburb — a real mix of colonial-era and post-war homes plus newer builds. The older stock brings asbestos, timber-pest and stump/foundation checks, and Goodna's well-known flood history makes checking for evidence of past water damage important on lower-lying, river-adjacent homes.
Housing Types
Mix of post-war homes, 1970s–80s Housing Commission estates, brick and tile family homes and newer development. Diverse housing stock ranging from older fibre-cement cottages to modern builds.
Flood History
Major flooding in 1893, 1974, 2011 and 2022. Queensland Government Buyback Program removed most vulnerable properties. So on every Goodna inspection we look closely for evidence of previous flooding and water damage.
What Goodna's Flood History Means for a Building & Pest Inspection
No suburb in our service area has a more significant or better-documented flood history than Goodna. Here's what every buyer needs to understand before purchasing in Goodna.
What We Check on Every Goodna Property
Our QBCC-licensed inspectors understand Goodna's unique history — from its oldest post-war homes to its flood-affected properties and newer developments.
Flood-Damage & Moisture Checks
We look closely for evidence of previous flooding — watermarks, subfloor moisture, structural damage, mould, drainage issues and concealed damage from past flood events — reporting the home's condition at the time of inspection.
Asbestos Awareness
Identification of suspected asbestos-containing materials in pre-1990 homes — particularly important in Goodna's older post-war and Housing Commission era properties where fibrous cement was widely used.
Termite & Timber Pest
Comprehensive timber pest inspection — flood-affected timber homes are particularly vulnerable to termite activity as moisture-damaged timber provides ideal conditions for termite entry and damage.
Structural Assessment
Full structural inspection covering foundations, walls, roof framing and sub-floor — flood-affected properties commonly show structural movement, cracking and foundation issues that require careful assessment.
Renovation Compliance
Assessment of post-flood repairs and renovations — properties that were repaired after the 2022 floods require careful assessment of the quality and compliance of repair work.
Moisture & Drainage
Detailed moisture assessment throughout the property — subfloor moisture, wall cavity moisture and drainage issues are common in Goodna's flood-affected housing stock.
Your Goodna Inspection, Done Personally by the Owner
When you book an inspection in Goodna, you deal with me — Lachlan Pascoe, the owner of Admired Building & Pest Inspections. I personally carry out every inspection, so the person who walks your property is the same person who writes your report and takes your call afterwards.
I’m QBCC-licensed with over 20 years’ hands-on experience across carpentry, building and timber pest control. That trade background means I know exactly how the new estates and established homes around Goodna are built — and where the problems tend to hide.
No subcontractors and no rushed checklists — just a thorough, independent inspection and a clear report you can actually act on.

What Our Clients Say
FAQ — Goodna Building & Pest Inspections
How do I know if a Goodna property has flood damage?
Flood damage is not always visible — it can be concealed behind walls, under floors and in roof spaces. Watermarks, subfloor moisture, mould, structural movement and drainage issues are all indicators. Our inspectors assess every Goodna property for flood damage indicators regardless of whether the vendor has disclosed flooding. We strongly recommend buyers also check Ipswich City Council's flood mapping for the specific property.
What was the Queensland Government Buyback Program and does it affect Goodna?
The Resilient Homes Fund established after the 2022 floods included a Voluntary Home Buyback Program that purchased the most flood-vulnerable properties from willing owners. Goodna was one of the most affected suburbs. This has removed many of the highest-risk properties from the market — but properties that were not purchased or that flooded and were repaired require careful independent inspection.
Are older Goodna homes at risk of asbestos?
Yes. Goodna has a significant number of pre-1990 homes including post-war and Housing Commission era properties where fibrous cement was commonly used. We identify suspected asbestos-containing materials and recommend specialist testing where required.
Is Goodna a good area to buy in despite the flood history?
Many Goodna properties are not in flood zones and have never flooded. Its rapid gentrification makes it one of Southeast Queensland's most compelling value stories. The key is understanding which properties carry flood risk and which don't — which is exactly what our inspections help buyers determine.
How quickly will I receive my report?
Same day as the inspection in most cases. Goodna homes can sell quickly, so we understand you're working to a tight deadline — speed and thoroughness are both non-negotiable.
