Jimboomba — The Acreage Capital of the Corridor

Jimboomba is where Logan goes rural — a genuine country-town hub of about 7,400 people where 97% of homes are detached houses, most of them on acreage, and two-thirds of owners hold a mortgage on their piece of land.

The town core carries shops, schools and services — Coles and Woolworths-anchored centres, three substantial schools — while around it spread the lifestyle blocks: older farmhouses, 1990s–2020s acreage homes, sheds, dams and horse setups, with The Village estate’s final stage and Riverton coming next.

The Logan River forms the western boundary, and February 2022 made the stakes clear: the river peaked at a record 19.8 metres at Maclean Bridge and Jimboomba was temporarily isolated. Out here the inspection covers the whole property — house, water, wastewater, sheds and position.

Location

On the Mount Lindesay Highway about 50 minutes from Brisbane, with Flagstone’s new city rising next door. Postcode 4280.

📈

Property Market

Nearly 200 sales a year across acreage, town blocks and new releases — the corridor’s biggest lifestyle-property market.

✈️

The 2022 Flood

The Logan River hit a record 19.8m at Maclean Bridge in February 2022 and the town was briefly isolated. River-flat properties and elevated blocks are different worlds — council mapping shows which is which.

Understanding Jimboomba’s Housing Mix

Farm heritage, acreage boom and a new-estate edge — three property types, three inspections.

Era 1 — Farm & Town Originals

Older Core · Character
  • Farmhouses and older town-core homes
  • Stumps, add-ons and long modification histories
  • Asbestos-era sheeting in pre-1990 stock
  • Dams, bores and legacy outbuildings
  • Termite exposure from decades on open country

Era 2 — The Acreage Boom

1990s–2010s · Lifestyle Blocks
  • The classic Jimboomba product — home plus land
  • Septic and treatment systems reaching service age
  • Big sheds, often owner-built
  • Tank water and rural plumbing arrangements
  • First-generation retaining and driveways aging

Era 3 — New Releases

The Village · Riverton · New-Build Risk
  • Conventional lots joining the acreage
  • Volume-builder quality varying lot to lot
  • Waterproofing and flashing defects while new
  • Practical-completion checks advised
  • Warranty windows worth using

The Key Inspection Risks in Jimboomba Properties

Acreage systems plus a serious river — the full rural checklist applies here.

Septic and treatment systems — most of Jimboomba runs its own wastewater; age, condition and drainage-field performance decide what you inherit.
Flood position — the Logan River’s record 2022 peak proved the range between river flats and elevated blocks. We read the building and recommend council mapping for the exact lot.
Sheds and outbuildings — the corridor’s biggest collection of owner-built structures, from engineered kits to weekend jobs.
Tank and bore water — rural plumbing checked for condition, capacity and cross-connection issues.
Termite pressure — river scrub, paddocks and timber structures keep it constant; systems verified, never assumed.
Older farmhouse bones — stumps, subfloor timbers and pest history on the original stock, plus asbestos-era sheeting pre-1990.
Dams and infrastructure — rural assets that need condition checks most buyers never make.
New-release builds — The Village and Riverton homes carry standard volume-builder defects, best caught at practical completion.

What We Check on Every Jimboomba Property

Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.

⚠️

Building & Structural Condition

A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.

🐜

Termite & Timber Pest

A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where Jimboomba's estates back onto bushland and creek corridors.

🧱

Structural & Slab Assessment

Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Logan area.

💧

Retaining Walls & Drainage

Inspection of retaining walls, batters, site fall and stormwater drainage — critical on Jimboomba's engineered cut-and-fill estate lots where movement and poor drainage are common.

🔧

Waterproofing & Wet Areas

Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.

🏠

Moisture & Drainage

We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.

Your Jimboomba Inspection, Done Personally by the Owner

When you book an inspection in Jimboomba, you deal with me — Lachlan Pascoe, the owner of Admired Building & Pest Inspections. I personally carry out every inspection, so the person who walks your property is the same person who writes your report and takes your call afterwards.

No subcontractors and no rushed checklists — just a thorough, independent inspection and a clear report you can actually act on.

FAQ — Jimboomba Building & Pest Inspections

What does a Jimboomba acreage inspection include?

The whole property: house, septic or treatment system, tanks and bores, sheds and outbuildings, dams, retaining and site drainage. On acreage the services and structures routinely carry more financial risk than the house — so we inspect accordingly.

Did Jimboomba flood in 2022?

The Logan River peaked at a record 19.8 metres at Maclean Bridge in February 2022 and the town was temporarily isolated. But impact was position-specific — river flats versus elevated acreage are different worlds. Council flood mapping shows the exact lot, and we read the building for water history regardless.

Are the septic systems out here reliable?

Maintained, yes — but many date to the original builds and are reaching the age where trenches, pumps and tanks need real money. We assess condition and function so the surprise is priced in or negotiated out.

What about the big sheds?

Jimboomba sheds range from engineered structures to ambitious weekend builds, and the difference matters structurally and at resale. We assess condition on the day and flag anything warranting a council records check.

Are termites serious on acreage?

Constant — open country, river scrub, timber structures and dams all favour them, and acreage owners rarely keep systems current. Full timber-pest inspection every time.

How quickly can you inspect in Jimboomba?

Usually within a couple of days — straight down the corridor. Same-day written report with a phone walkthrough of every finding.
