Brisbane's Most Ambitious Masterplan — and What It Means for Buyers Today
In 1959 — Queensland's centenary year — Hooker Corporation purchased 1,416 hectares of rolling farmland and dairy pastures hugging the Brisbane River, 15 kilometres southwest of the CBD. What followed was one of Australia's most ambitious suburban masterplanning projects: the Centenary Suburbs.
Over the next three decades, Hooker Corporation developed seven new suburbs — Jindalee, Mount Ommaney, Jamboree Heights, Westlake, Riverhills, Middle Park and Sumner — complete with their own schools, shopping centres, parks, golf courses and swimming pools. They even funded the construction of the Centenary Bridge to connect the new community to Brisbane.
The result was extraordinary — and the suburbs remain some of Brisbane's most sought-after addresses today. But those homes are now 40–60 years old. Understanding the specific building and pest inspection challenges of Centenary Suburb properties is essential for every buyer.
1960s–1980s Homes
The Centenary Suburbs were built progressively from 1962 to the 1980s. Homes are now 40–60 years old — an age where building defects, aged systems and pest activity are common.
Asbestos Risk
All homes built before 1990 in Queensland may contain asbestos-containing materials. The majority of original Centenary Suburb homes fall into this category.
Termite Pressure
Older timber homes, established gardens and subtropical climate create ongoing termite pressure throughout the Centenary Suburbs. A thorough timber pest inspection is essential.
1974 Flood History
The 1974 Brisbane floods severely damaged the Centenary Suburbs area. Properties near the Brisbane River require careful assessment for historical flood damage and ongoing moisture issues.
Four Suburbs. One Shared History. Individual Characters.
While Jindalee, Mount Ommaney, Westlake and Middle Park share a common origin, each suburb has developed its own distinct character and property profile.
Jindalee
- First of the Centenary Suburbs — Aboriginal word meaning "Bare Hills"
- Established riverside residential area with a mix of housing eras
- Riverside suburb with DFO Jindalee shopping precinct
- Mix of original 1960s brick homes and newer builds
- Fast-moving market — quick, thorough inspection turnaround needed
- Older section west of Centenary Motorway — predominantly original homes
Mount Ommaney
- Prestige suburb of large homes on generous lots
- Large lots over 1,000sqm — first private court development in Australia
- Elevated position with CBD, river and countryside views
- Only 25 sales/year — very tightly held, high-stakes purchases
- 1970s–80s prestige homes — significant age-related inspection requirements
- Protected forest areas adjacent to Brisbane River
Westlake
- Named for its 9-hectare freshwater lake built by developers
- Blue-chip riverside suburb — prestige homes on large lots
- Riverside properties with Brisbane River frontage
- 49 house sales/year — competitive, tightly held market
- 1970s–80s homes — asbestos and termite inspection essential
- Riverside parklands and walking paths — lifestyle suburb
Middle Park
- Established, family-friendly suburb of predominantly brick homes
- Family-friendly, well-planned community with excellent schools
- Tree-lined streets and ample green spaces
- Tightly held; homes tend to move quickly when listed
- Mix of established and newer homes — wide range of inspection needs
- Centenary Motorway access — popular with families and professionals
The Key Inspection Risks in Centenary Suburb Properties
Buying in the Centenary Suburbs means buying into some of Brisbane's most prestigious addresses — but also some of its most complex inspection challenges. Here's what buyers need to know.
What We Check on Every Centenary Suburbs Property
Our QBCC-licensed inspectors understand the Centenary Suburbs inside out — from Jindalee's original 1960s homes to Mount Ommaney's prestige estates and Westlake's riverside properties.
Asbestos Awareness
We identify suspected asbestos-containing materials throughout pre-1990 homes and recommend specialist testing where required — essential in original Centenary Suburb properties.
Termite & Timber Pest
Comprehensive timber pest inspection covering active termite activity, termite damage, wood borers and wood decay fungi — critical in the Centenary Suburbs' older timber homes.
Flood & Moisture Assessment
Assessment of historical flood indicators, subfloor moisture and drainage issues — particularly important for properties near the Brisbane River or Westlake's freshwater lake.
Sloped Block & Retaining Walls
Mount Ommaney's elevated terrain creates complex drainage and retaining wall requirements. We assess all retaining structures, drainage systems and sloped block issues.
Renovation Compliance
Assessment of extensions, additions and renovations for apparent compliance — common in homes that have been updated over 4–6 decades of ownership.
Full Structural Assessment
Complete structural inspection of foundations, walls, roof framing and sub-floor. Cracking patterns, structural movement and lintel issues assessed in all older brick homes.

What Our Clients Say
FAQ — Centenary Suburbs Building & Pest Inspections
What are the Centenary Suburbs?
The Centenary Suburbs — Jindalee, Mount Ommaney, Jamboree Heights, Westlake, Riverhills, Middle Park and Sumner — were developed by Hooker Corporation from 1959 on 1,416 hectares of farmland southwest of Brisbane. They were named in honour of Queensland's centenary year and remain some of Brisbane's most sought-after suburbs today.
Do homes in these suburbs contain asbestos?
Potentially yes. The majority of original Centenary Suburb homes were built before 1990 and may contain asbestos-containing materials including fibrous cement sheeting, eaves, wet area linings and internal walls. We identify suspected asbestos materials and recommend specialist testing where required.
How significant is the 1974 flood risk?
The 1974 Brisbane floods severely damaged parts of the Centenary Suburbs area, particularly near the Brisbane River. While most properties have been remediated, we assess flood indicators, subfloor moisture and drainage issues on all river-adjacent properties as part of our comprehensive inspection.
Are Mount Ommaney's large lots and sloped blocks an inspection issue?
Yes — Mount Ommaney's elevated terrain and large lots create specific inspection requirements around retaining walls, drainage, sloped block management and structural movement. We assess all of these comprehensively as part of our inspection.
How quickly will I receive my report?
Same day as the inspection in most cases. With homes in these suburbs often selling quickly, we understand you're working to tight contract deadlines — speed and thoroughness are both non-negotiable for us.
