Kingston — High-Volume, High-Stakes Older Stock
Kingston is one of the busiest property markets in Logan — around 158 house sales a year across a suburb of 10,500 people. The streets were subdivided from the late 1960s through the 1980s, including substantial ex-Housing Commission stock, and the dominant housing is timber-framed lowsets and highsets in chamferboard, hardboard or asbestos-era sheeting, with brick veneer arriving from the late 1970s.
It is also a landlord’s suburb: just over half of Kingston households rent, which means a big share of the stock has passed through investor ownership and tenancy cycles. That history shows up in the buildings — deferred maintenance, part-done renovations and termite protection that lapsed a decade ago are the standard finds, not the exceptions.
Kingston also has genuine land history worth knowing: the former Kingston gold mine on the southern side was used as a tip in the early 1970s before being capped — the site is now Mount Taylor Parklands — and the suburb’s low southern fringe drains to Scrubby Creek, which flooded hard in February 2022. Local knowledge is not a slogan here; it changes what I look at.
Location
Central-southern Logan, about 23 km from Brisbane, between Woodridge, Slacks Creek, Marsden and Browns Plains, with Kingston station on the Beenleigh line.
Property Market
Around 158 house sales a year — one of Logan’s highest-volume suburbs, with rentals outnumbering all owner-occupiers combined.
The Land
Scrubby Creek forms the southern boundary and drains the low fringe; the capped former mine and tip site is now Mount Taylor Parklands.
Community
The 1907 Kingston Butter Factory cultural precinct, Mayes Cottage and Kingston College anchor a suburb minutes from the Logan Hospital precinct.
Understanding Kingston’s Housing Mix
From timber frames to townhouses — almost everything is one of these three.
Era 1 — The First Subdivisions
- Timber-framed lowsets and highsets, many ex-Commission
- Chamferboard, hardboard and asbestos-era sheeting
- Stumps, subfloors and framing now 50+ years old
- Original wiring and plumbing frequently still in service
- Termite damage in timber framing is the headline risk
Era 2 — Brick Veneer Arrives
- Brick veneer lowsets filling the remaining streets
- Reactive clay slab movement now well established
- Roofs, gutters and wet areas past design life
- Asbestos-era sheeting persists in eaves and wet areas
- Investor ownership cycles leave maintenance gaps
Era 3 — Infill & Renewal
- Townhouse and dual-occupancy infill on larger blocks
- About 15% of stock is semi-detached
- Flipped former rentals with cosmetic-only renovations
- Shared drainage on infill sites needs specific checks
- Butter Factory precinct renewal lifting the suburb’s profile
The Key Inspection Risks in Kingston Properties
Fifty-year-old timber homes with rental history — here is what we chase on every Kingston job.
What We Check on Every Kingston Property
Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.
Building & Structural Condition
A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.
Termite & Timber Pest
A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where Kingston’s homes back onto bushland and creek corridors.
Structural & Slab Assessment
Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Logan area.
Retaining Walls & Drainage
Inspection of retaining walls, batters, site fall and stormwater drainage — critical on sloping and benched blocks where movement and poor drainage are common.
Waterproofing & Wet Areas
Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.
Moisture & Drainage
We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.
Your Kingston Inspection, Done Personally by the Owner
When you book an inspection in Kingston, you deal with me — Lachlan Pascoe, the owner of Admired Building & Pest Inspections. I personally carry out every inspection, so the person who walks your property is the same person who writes your report and takes your call afterwards.
I’m QBCC-licensed with over 20 years’ hands-on experience across carpentry, building and timber pest control. That trade background means I know exactly how the new estates and established homes around Kingston are built — and where the problems tend to hide.
No subcontractors and no rushed checklists — just a thorough, independent inspection and a clear report you can actually act on.

What Our Clients Say
FAQ — Kingston Building & Pest Inspections
Are Kingston’s old timber homes worth buying?
Frequently yes — the bones are often good and the block sizes generous. The decision turns on framing condition, termite history, stump and subfloor state, and how much deferred maintenance you are inheriting. That is precisely what my report prices for you.
How bad are termites in Kingston?
It is one of the higher-risk suburbs I work in — old timber frames, creek corridors and decades of lapsed protection. I check for active termites, past damage and whatever management system does or does not exist.
Does Kingston flood?
The southern fringe drains to Scrubby Creek, which flooded in February 2022 and is covered by council’s 2023 flood study. Most of the suburb sits clear, but low streets near the creek need their drainage story checked — and I do.
What about asbestos?
Pre-1990 Kingston homes routinely carry asbestos-era sheeting in walls, eaves and wet areas. I identify suspect materials and their condition so you know what is manageable and what needs professional attention before renovating.
I am buying a renovated flip — is that safer?
Not automatically. New paint and flooring can sit over moisture, termite damage and aged services. Renovated former rentals get extra scrutiny from me, not less.
Do you cover Woodridge and Logan Central too?
Yes — Kingston, Woodridge, Logan Central, Slacks Creek and Marsden are all core service area, and I inspect this pocket of Logan constantly.
