Logan Central — The Civic Heart, and the Highest Rental Share in Logan
Logan Central is the administrative heart of the city — council chambers, the entertainment centre, the art gallery and the courthouse all sit here — packed into a compact 2.9 square kilometres. The housing went up mostly between the 1960s and 1980s with significant public housing, and it shows a mix you will not find elsewhere in Logan: 69% separate houses, but nearly 23% flats, mostly older walk-up blocks near the civic precinct.
This is the most tenanted suburb in the city — 61% of households rent, almost double the Queensland average. For buyers that means most stock has an investor history; for investors it means the rental engine is strong but the buildings carry decades of tenancy wear. Around 72 houses trade a year, with units and townhouses adding steady volume on top.
Council’s civic precinct renewal plan is steering higher-density development into the core, which is already driving unit and townhouse pre-purchase work. Whether it is a 1960s timber highset, a walk-up unit or a new townhouse, I inspect it against what this suburb actually does to buildings — moisture on flat low-lying blocks, termites in old frames, and renovations done to sell rather than to last.
Location
The city’s civic core, about 21 km from Brisbane, surrounded by Woodridge, Kingston, Berrinba and Marsden — compact, flat and fully built out.
Property Market
Around 72 house sales a year plus steady unit and townhouse turnover — 61% of households rent, the highest share in Logan.
The Stock
1960s–80s timber and brick homes, older walk-up unit blocks near the precinct, and townhouse infill — three very different inspection jobs.
Renewal
The Logan Central civic precinct plan targets higher-density renewal around the core — Logan Gardens and its water park anchor the public heart.
Understanding Logan Central’s Housing Mix
Houses, walk-ups and new infill — everything is one of these three.
Era 1 — The First Streets
- Timber-framed lowsets and highsets with public-housing history
- Asbestos-era sheeting and hardboard cladding standard
- Framing, stumps and subfloors now 50+ years old
- Termite damage in original timber the key structural risk
- Aged services still running in many homes
Era 2 — Brick & Walk-Ups
- Brick veneer homes filling the remaining streets
- Older walk-up unit blocks near the civic precinct
- Flat, low-lying blocks with slow site drainage
- Common-property wear in aging unit buildings
- Investor cycles compounding maintenance gaps
Era 3 — Precinct Renewal
- Townhouse infill on larger original blocks
- Civic precinct plan steering higher-density renewal
- Newer builds with volume-builder finish quality
- Body-corporate boundaries and defect-liability questions
- Flipped ex-rentals dressed for sale need extra scrutiny
The Key Inspection Risks in Logan Central Properties
The most tenanted suburb in Logan — here is what we chase on every Logan Central job.
What We Check on Every Logan Central Property
Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.
Building & Structural Condition
A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.
Termite & Timber Pest
A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where Logan Central’s homes back onto bushland and creek corridors.
Structural & Slab Assessment
Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Logan area.
Retaining Walls & Drainage
Inspection of retaining walls, batters, site fall and stormwater drainage — critical on sloping and benched blocks where movement and poor drainage are common.
Waterproofing & Wet Areas
Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.
Moisture & Drainage
We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.
Your Logan Central Inspection, Done Personally by the Owner
When you book an inspection in Logan Central, you deal with me — Lachlan Pascoe, the owner of Admired Building & Pest Inspections. I personally carry out every inspection, so the person who walks your property is the same person who writes your report and takes your call afterwards.

No subcontractors and no rushed checklists — just a thorough, independent inspection and a clear report you can actually act on.

What Our Clients Say
FAQ — Logan Central Building & Pest Inspections
What do you inspect in a Logan Central unit or walk-up flat?
The unit interior, its wet areas and services, plus the visible condition of the common property that will end up on your levy — roofs, drainage, walkways and structure. Older walk-ups near the precinct vary enormously and the body corporate’s deferred maintenance becomes your cost.
Is the high rental share a problem for buyers?
It is a pattern, not a verdict. It means most stock has investor history and tenancy wear, so condition varies street by street and house by house. The inspection is how you find the well-kept ones.
Does Logan Central flood?
It is not on a river, but the flat, low-lying ground drains via tributaries toward Scrubby and Slacks Creeks, and February 2022 brought overland flow across the catchment. Site drainage and low points are what matter here, and I check them on every job.
How bad are termites?
The 1960s–70s timber-framed stock carries real termite risk — old frames, lapsed protection and decades of garden growth. I check for activity, damage and whatever management system exists.
Should I be concerned about asbestos?
Pre-1990 homes and unit blocks here routinely include asbestos-era sheeting. In sound condition it is manageable; before any renovation it needs professional handling. My report identifies suspect materials and their state.
Do you cover Woodridge, Kingston and Slacks Creek too?
Yes — the whole central Logan cluster is core service area, and I am in it constantly.
