Logan Reserve — From Acreage to Estate Almost Overnight
Logan Reserve is one of Logan’s fastest-moving suburbs — quiet acreage until the mid-2010s, now home to more than 7,000 people across dozens of new estates, with names like The Banks, Loganview and the $42 million Aldeia release still building out.
The housing is overwhelmingly young: slab-on-ground brick-veneer from the volume builders, on compact lots carved from old farmland. Nearly half the homes are investor-owned rentals, and the buyer mix runs from first-home owners to interstate landlords.
The Logan River wraps the suburb’s eastern edge — and in the February 2022 floods Logan Reserve was among the suburbs put on emergency alert, with Logan Parade and Bayes Road cut. Position relative to the river is the first question here, and it is one we always check.
Location
Between Park Ridge and the Logan River, about 40 minutes from Brisbane via the Mount Lindesay Highway or Logan Motorway. Postcode 4133, with Marsden and Waterford West just north.
Property Market
The busiest of Logan’s new growth suburbs — well over 200 homes change hands a year across estates at every stage from titled land to five-year-old resales.
Growth Pipeline
A new state high school and special school open from 2027, and Logan Water is planning major wastewater infrastructure through the corridor — the growth here has a long way to run.
The River
The Logan River borders the suburb’s east. February 2022 brought emergency alerts and cut roads on the low side — while most estate streets sat clear. Council flood mapping shows it lot by lot.
Understanding Logan Reserve’s Housing Mix
A suburb that jumped straight from paddocks to volume building — three groups, three inspection lists.
Era 1 — Acreage Originals
- Farmhouses and acreage homes from before the estates
- Septic, tanks and rural services still in use
- Sheds and outbuildings of every vintage
- Termite exposure from open country and river scrub
- Often modified over decades
Era 2 — First Estate Waves
- The Banks, Loganview era — homes now 5–10 years old
- Early defects and settlement now visible
- Wet-area waterproofing reaching test age
- Fencing, retaining and driveways bedding in
- Heavily investor-owned — maintenance varies
Era 3 — The Current Wave
- New homes completing at volume right now
- Builder quality varies lot to lot
- Waterproofing, flashing and drainage defects common
- Practical-completion inspections pay for themselves
- Warranty windows worth using while open
The Key Inspection Risks in Logan Reserve Properties
New-build volume plus a river boundary — here is what we chase on every Logan Reserve job.
What We Check on Every Logan Reserve Property
Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.
Building & Structural Condition
A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.
Termite & Timber Pest
A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where Logan Reserve's estates back onto bushland and creek corridors.
Structural & Slab Assessment
Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Logan area.
Retaining Walls & Drainage
Inspection of retaining walls, batters, site fall and stormwater drainage — critical on Logan Reserve's engineered cut-and-fill estate lots where movement and poor drainage are common.
Waterproofing & Wet Areas
Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.
Moisture & Drainage
We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.
Your Logan Reserve Inspection, Done Personally by the Owner
When you book an inspection in Logan Reserve, you deal with me — Lachlan Pascoe, the owner of Admired Building & Pest Inspections. I personally carry out every inspection, so the person who walks your property is the same person who writes your report and takes your call afterwards.
I’m QBCC-licensed with over 20 years’ hands-on experience across carpentry, building and timber pest control. That trade background means I know exactly how the new estates and established homes around Logan Reserve are built — and where the problems tend to hide.
No subcontractors and no rushed checklists — just a thorough, independent inspection and a clear report you can actually act on.

What Our Clients Say
FAQ — Logan Reserve Building & Pest Inspections
Do brand-new Logan Reserve homes really need an inspection?
Emphatically yes. This is one of the highest-volume building corridors in Queensland, and we regularly find waterproofing, flashing, drainage and finishing defects in homes only months old. A practical-completion inspection before you accept the keys puts the repair bill on the builder, not you.
Did Logan Reserve flood in 2022?
The suburb was placed on emergency alert in February 2022 as the Logan River rose, with Logan Parade and Bayes Road cut — but impact varied enormously by position, and most estate streets sat well clear. Check council flood mapping for the exact lot and let the inspection read the building itself.
I’m buying an ex-rental — anything to watch?
Nearly half of Logan Reserve is investor-owned, and hard-tenanted homes can hide deferred maintenance, moisture issues and pest activity behind a pre-sale tidy-up. That is exactly what a thorough independent inspection is for.
What is a practical completion inspection?
The check done just before you accept a newly built home — a full defect list of everything unfinished, non-compliant or below standard, delivered while the builder is still obliged to fix it. In an estate corridor like this it is the single highest-value inspection you can buy.
Are termites an issue in new estates?
Yes — building over farmland beside river scrub means pressure from day one. Every new home needs a termite management system; we verify it exists, is correctly installed and documented.
How quickly can you inspect in Logan Reserve?
Usually within a couple of days — Logan Reserve is an easy run down the Logan Motorway from my base. Same-day written report with a phone walkthrough of every finding.
