Logan Village — Historic River Town, Acreage Belt and New Estates
Logan Village is one of the oldest settlements in the City of Logan — the township was surveyed in 1865 and the Logan Village Hotel has stood since 1864. Today about 5,300 people live here, and the suburb has grown more than 20% since 2016 as new estates fill in around the old village core on the Logan River.
The housing mix runs the full spectrum: older timber homes near the village green, 1980s and 90s brick and timber acreage properties on 3,000 m² to 2 ha blocks, and modern slab-on-ground estate homes in River Oaks, Manuka Estate, Manuka Retreat and Bluegum Rise. Nearly 93% of dwellings are separate houses and 86% are owner-occupied — people buy here to stay.
That variety is exactly why a local inspector matters. A 120-year-old timber cottage, a 1980s acreage home on septic, and a two-year-old volume build in Manuka fail in completely different ways — and I inspect all three every week in this corridor.
Location
Southern City of Logan on the Logan River, about 36 km from Brisbane, where Waterford–Tamborine Road meets the acreage belt between Jimboomba and Yarrabilba.
Property Market
Around 75 house sales a year — a genuine mix of village homes, acreage holdings and near-new estate stock, with strong owner-occupier demand.
The River
The Logan River runs through the suburb. It shapes the town’s history, its flood mapping and the moisture and termite conditions on lower-lying blocks.
Community
The Village Green markets, the rail trail on the old 1885 Beaudesert line and the pub anchor a town that still feels like a town, minutes from Yarrabilba’s new city.
Understanding Logan Village’s Housing Mix
Three towns in one — the 1865 village, the acreage belt and the new estates.
Era 1 — The Village Core
- Timber cottages and post-war homes near the Village Green
- Some structures well over 80 years old
- Stumps, subfloors and re-blocking history need close checking
- Original wiring and plumbing often part-upgraded only
- Asbestos-era sheeting common in mid-century additions
Era 2 — The Acreage Belt
- Brick veneer and timber homes on large lifestyle lots
- Septic or on-site wastewater and tank water are standard
- Sheds, pools and secondary dwellings on most properties
- Termite protection frequently lapsed decades ago
- Reactive alluvial clays near the river move footings
Era 3 — Estate Infill
- Slab-on-ground brick veneer on 500–790 m² lots
- Volume-builder stock delivered at speed
- Waterproofing, flashing and drainage detail worth checking early
- Estate earthworks introduce engineered fill and batters
- Practical-completion inspections catch defects while the builder still owns them
The Key Inspection Risks in Logan Village Properties
Cottages, acreage and new builds — here is what we chase on every Logan Village job.
What We Check on Every Logan Village Property
Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.
Building & Structural Condition
A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.
Termite & Timber Pest
A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where Logan Village’s homes back onto bushland and creek corridors.
Structural & Slab Assessment
Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Logan area.
Retaining Walls & Drainage
Inspection of retaining walls, batters, site fall and stormwater drainage — critical on sloping and benched blocks where movement and poor drainage are common.
Waterproofing & Wet Areas
Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.
Moisture & Drainage
We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.
Your Logan Village Inspection, Done Personally by the Owner
When you book an inspection in Logan Village, you deal with me — Lachlan Pascoe, the owner of Admired Building & Pest Inspections. I personally carry out every inspection, so the person who walks your property is the same person who writes your report and takes your call afterwards.
I’m QBCC-licensed with over 20 years’ hands-on experience across carpentry, building and timber pest control. That trade background means I know exactly how the new estates and established homes around Logan Village are built — and where the problems tend to hide.
No subcontractors and no rushed checklists — just a thorough, independent inspection and a clear report you can actually act on.

What Our Clients Say
FAQ — Logan Village Building & Pest Inspections
Does Logan Village flood?
The Logan River runs through the suburb and low-lying areas are flood-mapped by Logan City Council. In February and March 2022 the river exceeded 2017 levels and cut local crossings. I check flood exposure, drainage and any past-inundation evidence on every riverside property I inspect.
Are the old timber homes near the village worth buying?
Often yes — many are structurally sound — but they need a proper subfloor and roof-space inspection. Stump condition, borer and termite history, and part-done rewiring are the usual issues I find in pre-1970s Logan Village homes.
Do near-new homes in Manuka or River Oaks really need an inspection?
Yes. Volume builders working at speed leave waterproofing, flashing and drainage defects surprisingly often. Found at practical completion, they are the builder’s obligation to fix — not yours.
Do you inspect acreage properties with sheds and granny flats?
Every structure on the block. Sheds, studios and secondary dwellings are commonly owner-built and are exactly where I find undisclosed problems on Logan Village acreage.
How bad is termite pressure in Logan Village?
High. The river corridor, retained bushland and decades-old acreage plantings keep termite pressure constant, and on older properties the original protection has usually lapsed. A combined building and pest inspection is the only sensible option here.
Do you also cover Yarrabilba and Jimboomba?
Yes — Logan Village sits in the middle of my core service area. I inspect across Yarrabilba, Jimboomba, Cedar Grove, Cedar Vale and the whole southern Logan corridor every week.
