Moore — The Village at the Top of the Valley

Moore is a small highway village of around 290 people at the foot of the Balfour Range, where the D’Aguilar Highway meets the upper Brisbane Valley — railway country from 1910 until the line closed in 1993, now best known as a hub of the Brisbane Valley Rail Trail.

The housing is a small pool of railway-era timber cottages around the village, with rural holdings and acreage spreading along the river country either side.

The upper Brisbane River runs through the locality, and council has commissioned dedicated flood studies for Moore and Linville — so position checks matter here, alongside the age and services questions every rural village brings.

📍

Location

On the D’Aguilar Highway at the base of the Balfour Range — about 20 minutes north of Toogoolawah and 30 from Kilcoy. Postcode 4314.

📈

Property Market

A tiny but genuine market — village cottages and rural blocks turn over to tree-changers, rail-trail fans and buyers priced out of the bigger towns.

✈️

River & Range

The upper Brisbane River passes through the locality below the range. Council’s Moore and Linville flood studies map the exposure — the free flood report shows it lot by lot.

👨‍👩‍👧‍👦

Community

The famous Moore–Linville rail trail section, the historic Stonehouse and the highway trade keep the village ticking; schooling is in Toogoolawah.

Understanding Moore’s Housing Stock

A railway village that stayed small — old timber, rural blocks, and everything running on its own services.

Era 1 — Railway-Era Cottages

1910s–1940s · Village Core
  • Timber cottages from the railway decades
  • Original stumps — condition critical
  • Borer and termite damage in old hardwood
  • Asbestos-era sheeting in later additions
  • A century of repairs to assess honestly

Era 2 — Post-War & Rural

1950s–1980s · Scattered
  • Post-war homes and farmhouses on rural blocks
  • Services now 40–70 years old
  • Termite protection rarely current
  • Sheds and farm buildings of every vintage
  • Relocated homes appear in the district

Era 3 — Lifestyle Blocks

River & Range · Current
  • Acreage and lifestyle purchases along the valley
  • Septic, tanks and bores to assess
  • River-flat versus foothill position matters
  • Owner-built structures common
  • Newer builds still need full checks

The Key Inspection Risks in Moore Properties

Old cottages, river country and self-contained services — the full rural checklist applies in Moore.

Cottage stumps and subfloors — the railway-era homes are a century old; stump condition and re-levelling history come first.
River position — the upper Brisbane River runs through the locality and council holds dedicated Moore–Linville flood studies. We recommend the free flood report for the exact lot.
Septic systems — no town sewer in Moore; system age and condition checked on every job.
Tank and bore water — rural water arrangements assessed for condition and function.
Borers and termites — old hardwood and river moisture keep pest pressure real. Full timber-pest assessment every time.
Asbestos-era sheeting — in pre-1990 cottages, additions and farm buildings.
Sheds and outbuildings — rural blocks carry generations of owner-built structures.
Part-time properties — weekenders and rail-trail rentals can hide quiet deferred maintenance.

What We Check on Every Moore Property

Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.

⚠️

Building & Structural Condition

A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.

🐜

Termite & Timber Pest

A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where Moore's estates back onto bushland and creek corridors.

🧱

Structural & Slab Assessment

Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Somerset region.

💧

Retaining Walls & Drainage

Inspection of retaining walls, batters, site fall and stormwater drainage — critical on Moore's engineered cut-and-fill estate lots where movement and poor drainage are common.

🔧

Waterproofing & Wet Areas

Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.

🏠

Moisture & Drainage

We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.

FAQ — Moore Building & Pest Inspections

Does Moore flood?

The upper Brisbane River passes through the locality, and council has commissioned dedicated flood studies for Moore and Linville — which tells you position matters here. Villages blocks sit differently to river flats, so pull the council’s free flood report for the exact address and let the inspection read the building.

What should I check on a Moore cottage?

Age, honestly assessed: stumps and re-levelling first, then subfloor timbers, pest damage in the hardwood, asbestos-era sheeting and the state of services that may be generations old. These cottages reward buyers who know exactly what they are taking on.

Is Moore on town services?

No sewer — properties run septic or on-site treatment, usually with tank water and sometimes bores. We assess the systems as a core part of the inspection, because out here they are your infrastructure.

What about buying a weekender here?

Part-time-occupied places often carry quiet deferred maintenance — small leaks, pest activity and service issues that nobody was there to notice. We inspect them like the rural properties they are, top to bottom.

Are termites active in Moore?

Yes — river moisture, old hardwood and bush edges keep pressure constant. Full timber-pest inspection every time, and we verify any protection system.

How quickly can you inspect in Moore?

Usually within a couple of days — Moore is a scenic run up the valley from my base at Pine Mountain. Same-day written report with a phone walkthrough of every finding.
