North Maclean — Tightly Held Acreage on the Logan River
North Maclean is one of Logan’s original districts — the “Logan Bridge” township here was surveyed back in 1863, and Tully Memorial Park marks Patrick Logan’s 1828 river crossing. Today it is a tightly held acreage suburb of about 550 dwellings across 20 square kilometres, with 99% separate houses averaging nearly four bedrooms.
Only around 18 homes trade here in a typical year — the lowest turnover in the corridor — which makes each purchase a big, considered move. The stock ranges from older farmhouse-era timber dwellings through 1970s–90s brick and timber homes, both highset and lowset, to 2000s slab-on-ground acreage builds. Sheds, stables and outbuildings are near-universal.
The Logan River forms part of the eastern and southern boundary, and the Maclean Bridge gauge is the whole district’s flood reference point. With the Greater Flagstone growth corridor pressing in from the west, acreage land values here have been climbing hard — all the more reason to know exactly what you are buying.
Location
Southern Logan on the Mount Lindesay Highway, about 33 km from Brisbane, between Park Ridge, Greenbank, Jimboomba and the river.
Property Market
Around 18 house sales a year — genuinely tightly held multi-acre holdings with strong value growth off the Flagstone corridor.
The River
The Logan River boundary and Maclean Bridge define local flood behaviour — the bridge closed in 2017 and the river rose again through 2022.
Heritage
One of Logan’s oldest localities — Tully Memorial Park, the Maclean Cemetery and the old township survey speak to 160 years of settlement.
Understanding North Maclean’s Housing Mix
A 160-year-old district in three chapters.
Era 1 — Farmhouse Originals
- Scattered farmhouse-era timber dwellings on large holdings
- Stump, subfloor and re-blocking condition critical
- Original services part-upgraded over decades
- Asbestos-era sheeting in mid-century sections
- Termite history often long and undocumented
Era 2 — Acreage Establishment
- Brick veneer and timber homes, highset and lowset
- Multi-acre lots along Teviot Rd and the river side
- Septic, tank and bore services standard
- Sheds, stables and outbuildings on nearly every block
- Reactive clay movement in older footings
Era 3 — Modern Acreage
- Slab-on-ground brick homes on cleared pads
- Flagstone PDA growth pressing land values upward
- Engineered slabs still need clay and drainage checks
- New shedding, often owner-erected
- Practical-completion inspections for new rural builds
The Key Inspection Risks in North Maclean Properties
Multi-acre holdings on the river — here is what we chase on every North Maclean job.
What We Check on Every North Maclean Property
Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.
Building & Structural Condition
A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.
Termite & Timber Pest
A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where North Maclean’s homes back onto bushland and creek corridors.
Structural & Slab Assessment
Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Logan area.
Retaining Walls & Drainage
Inspection of retaining walls, batters, site fall and stormwater drainage — critical on sloping and benched blocks where movement and poor drainage are common.
Waterproofing & Wet Areas
Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.
Moisture & Drainage
We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.

What Our Clients Say
FAQ — North Maclean Building & Pest Inspections
Does North Maclean flood?
The Logan River forms part of the suburb boundary and the Maclean Bridge gauge is the district flood reference. The bridge closed in the 2017 event and the river rose again in February–March and May 2022. Low-lying river-fringe lots are flood-mapped, and I assess exposure and past-water evidence on every inspection.
What do you inspect on a multi-acre property?
Every structure — house, sheds, stables, secondary dwellings — plus visible septic and water infrastructure, retaining, and the drainage picture across the block. On 5-acre holdings the outbuildings often carry more risk than the home.
How is termite pressure here?
Constant and high. Pasture timber, bushland edges and the river corridor feed activity, and original termite protection on established homes has usually lapsed. Combined building and pest inspection is the only sensible approach.
Are the older farmhouse-style homes sound?
Some are excellent, some are held up by habit. Subfloor access, stump condition and past repair quality decide it, and that is exactly where I spend my time on pre-1970s North Maclean homes.
Do new acreage builds need inspecting?
Yes — engineered slabs on rural pads still depend on drainage and clay behaviour, and volume-built rural homes carry the same workmanship risks as estate stock. Practical-completion inspections catch issues while the builder still owns them.
Do you cover South Maclean and Greenbank too?
Yes — the Macleans, Greenbank, Park Ridge, Jimboomba and Flagstone are all core service area. I am on the Mount Lindesay Highway corridor constantly.
