Park Ridge — Logan’s Fastest-Growing Suburb
Park Ridge tripled in five years — from 2,500 people in 2016 to more than 8,400 by 2021, and still climbing as estates like Navo, Aviary Ridge, Jade Residences and Solander build out what was acreage a decade ago.
The stock splits sharply in two: brand-new volume-builder homes on estate lots, and the remaining acreage blocks with older homes, big sheds and rural services — often sitting side by side on the same road.
Half the suburb is investor-owned, the Mount Lindesay Highway upgrades are working to catch up with the growth, and the planned Park Ridge Connector corridor signals how much more is coming. Buying well here means an inspection matched to which Park Ridge you are buying — and we do both, constantly.
Location
On the Mount Lindesay Highway between Browns Plains and Logan Reserve, about 40 minutes from Brisbane. Postcode 4125, with Grand Plaza’s full shopping five minutes north.
Property Market
Well over 200 sales a year across new releases, five-year-old resales and acreage — one of the most active markets in the corridor.
Growth Pipeline
Estates still releasing, highway upgrades staged along Mount Lindesay, and the preserved Park Ridge Connector corridor pointing to decades more growth.
Two Suburbs in One
New estate streets run on full urban services while the acreage remnants keep septic systems, tanks and sheds — the inspection scope changes completely between them.
Understanding Park Ridge’s Housing Mix
Acreage past, estate present — and both on the market every week. Three groups, three lists.
Era 1 — Acreage Originals
- Older homes on the remaining big blocks
- Septic and treatment systems in service for decades
- Sheds, studios and owner additions everywhere
- Termite exposure from bush and paddock edges
- Rural services needing full condition checks
Era 2 — First Estate Waves
- Somerset, Chambers Chase, Arcadia era homes
- Early defects and slab settlement now visible
- Wet areas reaching waterproofing test age
- Half the stock investor-owned — wear varies
- Fences, retaining and drives bedding in
Era 3 — Current Releases
- New homes completing at volume now
- Builder quality varies lot to lot
- Waterproofing, flashing and drainage defects common
- Practical-completion inspections essential
- Warranty windows worth using while open
The Key Inspection Risks in Park Ridge Properties
Volume building over old acreage — Park Ridge concentrates both inspection worlds. Here is our list.
What We Check on Every Park Ridge Property
Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.
Building & Structural Condition
A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.
Termite & Timber Pest
A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where Park Ridge's estates back onto bushland and creek corridors.
Structural & Slab Assessment
Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Logan area.
Retaining Walls & Drainage
Inspection of retaining walls, batters, site fall and stormwater drainage — critical on Park Ridge's engineered cut-and-fill estate lots where movement and poor drainage are common.
Waterproofing & Wet Areas
Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.
Moisture & Drainage
We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.
Your Park Ridge Inspection, Done Personally by the Owner
When you book an inspection in Park Ridge, you deal with me — Lachlan Pascoe, the owner of Admired Building & Pest Inspections. I personally carry out every inspection, so the person who walks your property is the same person who writes your report and takes your call afterwards.
I’m QBCC-licensed with over 20 years’ hands-on experience across carpentry, building and timber pest control. That trade background means I know exactly how the new estates and established homes around Park Ridge are built — and where the problems tend to hide.
No subcontractors and no rushed checklists — just a thorough, independent inspection and a clear report you can actually act on.

What Our Clients Say
FAQ — Park Ridge Building & Pest Inspections
Do new Park Ridge homes really need an inspection?
Yes — this corridor builds at enormous pace, and we regularly find waterproofing gaps, flashing faults, drainage problems and unfinished work in brand-new homes. A practical-completion inspection puts those costs back on the builder.
What is different about buying acreage here?
Everything outside the house: septic or treatment systems, tanks, dams, sheds and owner additions accumulated over decades. We inspect the whole block — on acreage the services and structures often carry more risk than the home.
Does Park Ridge flood?
Park Ridge sits on higher ground without river frontage — it is not one of Logan’s flood suburbs. Local overland flow can still cross individual lots in big storms, so we check site drainage carefully and council mapping covers any specific address.
I’m buying an ex-rental — anything to watch?
Around half of Park Ridge is investor-owned. Hard-tenanted homes can hide moisture damage, pest activity and deferred maintenance behind a tidy-up — exactly what an independent inspection exists to find.
Are the five-year-old estate homes safe buys?
Mostly — but this is the age where early defects surface: slab settlement cracking, waterproofing failures starting in wet areas, and fencing or retaining moving. A pre-purchase inspection prices what the first owner’s builder should have fixed.
How quickly can you inspect in Park Ridge?
Usually within a couple of days — Park Ridge is an easy run from my base via the Logan Motorway. Same-day written report with a phone walkthrough of every finding.
