Pine Mountain — Hillside Acreage on the Brisbane River

Pine Mountain is a semi-rural locality about 12 kilometres north-west of the Ipswich CBD in the City of Ipswich, named for the 233-metre peak that John Oxley first called Pine Ridge back in 1824. It is genuine acreage country — rural properties and large blocks with historic farmhouses, wrapped to the north and east by the Brisbane River and rising over Pine Mountain and Flinton Hill. Hoop-pine logging opened the area up in the 1850s, followed by orchards and dairying, and Ipswich's rural and environmental zoning keeps its leafy, large-lot character today.

Buying here is as much about the land as the house. On Pine Mountain's sloping, elevated and bush-fringed blocks, an inspection has to weigh up retaining and cut-and-fill, sheds and outbuildings, rainwater tanks and on-site wastewater, timber decks and access — and, on the lower ground toward the river, flood history. Do you inspect the sheds and outbuildings, not just the house?

Yes. On an acreage property the sheds, barns, carports and workshops are a big part of the value and the risk. We assess their structure, roofing and slabs, and flag any that appear owner-built or unapproved so you know what you're buying.

How do you handle tank water and septic systems?

Most Pine Mountain homes run on rainwater tanks and on-site wastewater. We check tank condition, pumps and connections, and assess the septic or treatment system for drainage, fall and any signs of failure or surface breakout. These are the services most likely to cause expensive surprises out here.

Is termite risk higher on acreage?
