Somerset Dam — The Village the Dam Built
Somerset Dam is one of Queensland’s most unusual villages — purpose-built from 1935 as a model town for the dam’s construction workforce, complete with electricity, street lighting and reticulated services decades before most country towns had them.
The dam was finished in 1953 and the village settled into a quieter life: today just under 80 permanent residents share about 125 dwellings, which tells the real story — this is holiday-home country, with uniform 1930s–50s workers’ cottages on small lots above Lake Somerset’s fishing and camping scene.
Buying here means buying a cottage nearing its century, very possibly one that sits empty most weeks — two things that make a thorough inspection matter more, not less.
Location
On the slopes of Mount Brisbane beside the Stanley River, just below the dam wall — about 15 minutes from Kilcoy and half an hour from Esk. Postcode 4312.
Property Market
A small, distinctive market — holiday-home buyers and lake lovers compete for a fixed pool of historic cottages that rarely gets bigger.
The Cottages
Built 1935–early 1950s for the dam workforce: small, uniform timber cottages on compact lots — hardwood frames, original stumps, and asbestos-era sheeting highly likely across the whole stock.
Lake Life
Lake Somerset is one of Queensland’s favourite fishing and camping destinations, with Kirkleigh’s campgrounds and the boat ramps minutes away.
Understanding Somerset Dam’s Housing Stock
Almost every home here comes from one twenty-year window — which makes the inspection list unusually consistent.
Era 1 — Construction Village
- Uniform timber cottages from the dam-building years
- Original stumps and hardwood frames — condition critical
- Borer and termite history over nine decades
- Asbestos-era sheeting highly likely throughout
- Small lots — boundaries and additions worth checking
Era 2 — Later Modifications
- Decades of enclosures, extensions and sleep-outs
- Renovation quality ranges from careful to rough
- Services upgraded piecemeal — or not at all
- Original 1930s scheme long gone — septic now
- Holiday-let conversions with mixed compliance
Era 3 — The Holiday Economy
- Most dwellings occupied only part-time
- Deferred maintenance accumulates quietly
- Leaks and pest activity go unnoticed for months
- Gardens and structures weather unattended
- Pre-purchase checks matter even more here
The Key Inspection Risks in Somerset Dam Properties
Ninety-year-old cottages that spend most weeks empty — here is exactly what we look for.
What We Check on Every Somerset Dam Property
Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.
Building & Structural Condition
A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.
Termite & Timber Pest
A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where Somerset Dam's estates back onto bushland and creek corridors.
Structural & Slab Assessment
Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Somerset region.
Retaining Walls & Drainage
Inspection of retaining walls, batters, site fall and stormwater drainage — critical on Somerset Dam's engineered cut-and-fill estate lots where movement and poor drainage are common.
Waterproofing & Wet Areas
Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.
Moisture & Drainage
We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.
Your Somerset Dam Inspection, Done Personally by the Owner
When you book an inspection in Somerset Dam, you deal with me — Lachlan Pascoe, the owner of Admired Building & Pest Inspections. I personally carry out every inspection, so the person who walks your property is the same person who writes your report and takes your call afterwards.
I’m QBCC-licensed with over 20 years’ hands-on experience across carpentry, building and timber pest control. That trade background means I know exactly how the new estates and established homes around Somerset Dam are built — and where the problems tend to hide.
No subcontractors and no rushed checklists — just a thorough, independent inspection and a clear report you can actually act on.

What Our Clients Say
FAQ — Somerset Dam Building & Pest Inspections
How old are the houses at Somerset Dam?
Almost all of them date to the dam construction era — 1935 to the early 1950s — built as a model village for the workforce. They are genuine history: hardwood-framed timber cottages now approaching a century old, which is exactly why a thorough inspection matters.
Is asbestos likely in these cottages?
Highly likely — the entire build window sits squarely in the asbestos-era sheeting years. We identify suspect materials in walls, eaves and wet areas and flag them clearly so you can plan any works safely.
What should I know about buying a holiday home here?
Most dwellings here are part-time homes, and empty houses hide their problems — slow leaks, pest activity, failing services. We inspect as if nobody has looked closely in years, because often nobody has.
Is the village on town services?
Not any more — the original 1930s scheme is history, and properties now run on-site septic systems with varying setups. We assess the system’s condition as part of every inspection.
Does the village flood?
The village sits elevated on the slopes of Mount Brisbane above the Stanley River, below the dam wall. Riverside and low positions deserve a position check all the same — the council’s free flood report covers any address, and we read the building for water history regardless.
How quickly can you inspect at Somerset Dam?
Usually within a couple of days — the dam is a pleasant run up the valley from my base at Pine Mountain. Same-day written report with a phone walkthrough of every finding.
