Waterford — 160 Years of Housing Stock on One Riverbank
Waterford is one of Logan’s oldest settlements — town lots sold here in 1866, Irish settlers named it for the ford in the Logan River, and Waterford State School has run since 1869. That deep history shows in the housing: scattered pre-war timber homes near the old township, 1970s–80s highsets and lowsets, big tracts of 1990s–2000s brick-veneer estates, and current townhouse infill.
It is also one of the busiest markets in this part of Logan — around 114 house sales a year across 2,100 dwellings — and unusually investor-heavy, with just over 40% of households renting. That mix means I inspect here for two audiences: buyers working out what a 30-year-old estate home really needs, and landlords staying ahead of maintenance.
The river defines the suburb’s western side, and the Logan River at Waterford is a primary Bureau of Meteorology flood gauge. February–March 2022 pushed the river past major flood level here — Logan’s worst flooding since 1974 — so flood literacy is not optional for a Waterford inspector. It is the job.
Location
Eastern-central Logan on the river, about 29 km from Brisbane, between Loganlea, Bethania, Holmview and Buccan — not to be confused with Waterford West across the river.
Property Market
Around 114 house sales a year plus strong rental turnover — 40% of households rent, so investor and pre-purchase work both run hot.
The River
The Waterford gauge is a primary BoM flood reference — major flood level is 9 metres, and 2022 exceeded it. Riverside streets carry real inundation history.
Community
Canterbury College, one of Logan’s oldest state schools, the Albert Street boat ramp and Garden Heights’ new streets span the suburb’s 160-year story.
Understanding Waterford’s Housing Mix
160 years of building on one riverbank — almost everything is one of these three.
Era 1 — The Old Township
- Pre-war timber homes and post-war infill near the original town
- Stumps, subfloors and re-blocking history need close inspection
- Asbestos-era sheeting throughout mid-century stock
- Long flood history on the lower western streets
- Services part-upgraded across many ownerships
Era 2 — The Estate Decades
- Large tracts of slab-on-ground brick-veneer estates
- Lots typically 374–941 m²
- Reactive clay movement in slabs now 20–40 years old
- Roofs, wet areas and hot-water systems due renewal
- High investor share means deferred maintenance is common
Era 3 — Infill & Townhouses
- Garden Heights estate plus small-lot subdivision in planning
- Townhouse share among the highest in the district
- Volume-builder finish quality worth checking early
- Shared drainage and boundary retaining on infill sites
- Practical-completion inspections for new purchases
The Key Inspection Risks in Waterford Properties
Riverside history and rental stock — here is what we chase on every Waterford job.
What We Check on Every Waterford Property
Our QBCC-licensed inspectors know the area's estates and volume builders inside out — from brand-new homes to first-wave estate homes now showing their age.
Building & Structural Condition
A thorough visual inspection of the home's structure and condition — walls, roof, slab and finishes — reporting every defect we find at the time of inspection.
Termite & Timber Pest
A full timber pest inspection covering active termite activity, timber damage and barrier integrity — important where Waterford’s homes back onto bushland and creek corridors.
Structural & Slab Assessment
Slab integrity, footing movement, cracking patterns and roof framing — reactive clay soils are the single biggest structural risk across every type of home in the Logan area.
Retaining Walls & Drainage
Inspection of retaining walls, batters, site fall and stormwater drainage — critical on sloping and benched blocks where movement and poor drainage are common.
Waterproofing & Wet Areas
Wet-area waterproofing is the most common new-build defect we find — we check showers, bathrooms, balconies and laundries thoroughly for failures and poor detailing.
Moisture & Drainage
We take moisture readings and check subfloor dampness, wet areas and surface drainage — identifying any visible signs of water ingress present at the time of inspection.
Your Waterford Inspection, Done Personally by the Owner
When you book an inspection in Waterford, you deal with me — Lachlan Pascoe, the owner of Admired Building & Pest Inspections. I personally carry out every inspection, so the person who walks your property is the same person who writes your report and takes your call afterwards.
I’m QBCC-licensed with over 20 years’ hands-on experience across carpentry, building and timber pest control. That trade background means I know exactly how the new estates and established homes around Waterford are built — and where the problems tend to hide.
No subcontractors and no rushed checklists — just a thorough, independent inspection and a clear report you can actually act on.

What Our Clients Say
FAQ — Waterford Building & Pest Inspections
Does Waterford flood?
Parts of it, yes. The Logan River at Waterford is a primary BoM gauge — major flood level is 9 metres and the 2022 events exceeded it, Logan’s worst flooding since 1974. Riverside and low-lying western streets carry real history, and I assess exposure, drainage and past-water evidence on every inspection.
Is Waterford different from Waterford West?
Completely — they sit on opposite banks of the Logan River. I inspect both, but this page covers Waterford 4133 on the eastern side, from the old township through to Garden Heights.
What should I expect in a 1990s Waterford estate home?
Slab movement from reactive clays, roofs and wet areas due renewal, and services at end of design life. None of these are deal-breakers — the point of the inspection is pricing the maintenance into your decision.
I am buying a former rental — what do you look for?
Deferred maintenance: wet-area seals gone, gutters rusted, termite protection lapsed, and quick paint-overs before sale. Investor-held stock is 40% of this suburb and it has a signature wear pattern I know well.
Do the pre-war homes near the old township stack up?
Some are beautiful, honest buildings; others are patched. Stump and subfloor condition, borer and termite history, and asbestos-era materials decide it — and that is where I concentrate.
Do you inspect townhouses and new Garden Heights builds?
Yes — including practical-completion inspections on new stock and body-corporate-boundary clarity on townhouses, so you know exactly what you are responsible for.
