Redbank Plains is one of the busiest property markets in the Ipswich corridor — a mix of brand-new house-and-land estates and established homes going back decades. After inspecting a lot of homes across the suburb, we see the same problems come up again and again. Here are the seven we find most often, so you know what to look for before you sign a contract.
If you’re ready to book, here’s everything covered in our building and pest inspections in Redbank Plains →
1. Slab and wall cracking on Redbank Plains’ “black soil”
This is the big one for Redbank Plains. Much of the suburb — especially the older, established pockets — sits on heavy black reactive clay. This soil swells when it’s wet and shrinks when it dries, and that constant movement pushes up through the slab and into the walls. The tell-tale signs we look for are stepped cracking in brickwork, hairline cracks in slabs and cornices, doors and windows that stick, and uneven floors. Some of it is harmless seasonal movement; some points to a footing problem that can cost tens of thousands to fix. The whole job of the inspection is telling you which is which.
2. Defects in brand-new builds the builder rushed
With 17+ estates built at speed across Redbank Plains, “brand new” does not mean “problem-free.” When construction is fast, things get missed. We regularly find incomplete or poorly finished work, gaps in flashings and seals, and items that were never properly completed at handover. The important part: if you catch these before you take possession, the builder fixes them under warranty. Miss them, and they become your problem. A pre-handover inspection is one of the smartest things a first-home buyer in Redbank Plains can do.
3. Waterproofing failures in bathrooms and laundries
Failed waterproofing is the single most common defect in new Queensland homes, and Redbank Plains is no exception. Water escaping a shower or laundry doesn’t show up straight away — it quietly rots framing, lifts tiles and feeds termites for months before you notice a stain. We moisture-test every wet area and check the junctions where waterproofing most often fails.
4. Termite activity and dodgy termite barriers
Ipswich’s warm, humid climate keeps termites active year-round, and Redbank Plains has plenty of the conditions they love — garden beds built up against slab edges, timber retaining walls in ground contact, and damp subfloors. On older homes we look for active workings and past damage. On new homes we check that the termite barrier (which every Queensland home must have) was actually installed correctly — missing, bridged or incorrectly applied barriers are a genuinely common find, and they leave the home exposed.
5. Drainage problems and overland-flow flash flooding
Redbank Plains isn’t a major river-flood suburb — most of it sits well above the floodplain. But several overland-flow paths around the Six Mile Creek tributaries can flash-flood in heavy rain, and many newer estate blocks have drainage that wasn’t finished well. We check that the ground falls away from the house, look for pooling near the slab edge, and flag damp subfloors and retaining walls that aren’t draining. Poor drainage is often the hidden cause behind both moisture and slab-movement problems.
6. Asbestos in the suburb’s older homes
Redbank Plains has been settled for a long time, and homes built before the early 1990s can contain asbestos materials — eaves, wet-area sheeting, fencing and more. It’s not a reason to walk away, but you need to know it’s there so it can be managed safely. We identify suspected asbestos materials and recommend specialist testing where it’s warranted.
7. Retaining walls and site works on cut-and-fill blocks
A lot of Redbank Plains estate lots are cut into sloping ground, which means retaining walls — and retaining walls are one of the most common things done poorly. We regularly flag walls that are bowing, lack proper drainage behind them, or were never engineered for the load they’re holding. On a sloping block, a failing retaining wall can become an expensive structural problem.
