Building and Pest Inspection IpswichA local builder who knows the area.
Ipswich is home. From character Queenslanders in the CBD to brand-new estates in Ripley and Springfield, I've spent 20+ years building across this region — so I inspect your property like someone who knows exactly how local homes are put together, and where they fail.
A local. A builder by trade. On every job myself.
"I know what corners get cut on a build — because I've spent 20 years on the tools watching them get cut. That's what I'm looking for when I walk through your property."
My name is Lachlan Pascoe. I'm a QBCC licensed builder and pest controller, and I'm a local to the Ipswich region with over 20 years actually building across South East Queensland — carpentry, construction, pest management, and now inspections. I've worked on pre-war Queenslanders in Booval and Sadliers Crossing, post-war homes in Brassall and Raceview, and new estate builds in Ripley, Springfield and Redbank Plains. I read a property like the tradesperson who built it.
You get me — not an employee sent out under a company licence. I attend every inspection personally, and I'm on the phone afterward to walk you through every finding. You can verify my membership on Master Builders Queensland's official Find a Master Builder directory.

The defects that show up again and again across the Ipswich region
Ipswich-specific termite risk: Bushland-fringe suburbs like Camira, Bellbird Park, White Rock and Karalee back onto reserves and creek lines — surrounded by timber homes and trees, they're some of SEQ's highest termite-pressure zones. Termite damage is often invisible until an inspection with thermal imaging finds it.
Character Queenslander issues
Pre-war Queenslanders across Ipswich CBD, Booval, Eastern Heights and Sadliers Crossing commonly show rotten or sunken stumps, decaying chamfer boards, old knob-and-tube wiring and lead paint. Beautiful homes — but they hide expensive defects under the charm.
Reactive clay soil movement
Ipswich sits on highly reactive clay soils — Class H and Class E sites are common. Clay expands and contracts with moisture, causing wall cracking, uneven floors, sticking doors and footing movement. The cause is often misread as cosmetic.
Old mine subsidence
Ipswich was built on coal. Historic underground workings run beneath parts of Blackstone, Bundamba, Booval, Dinmore and Tivoli — and abandoned mine voids can cause ground subsidence and structural movement decades later. A genuine local risk most inspectors never mention.
Pre-1990 asbestos materials
Fibro additions, eaves, external cladding and garages on older Ipswich homes commonly contain asbestos cement sheeting. I identify suspected asbestos-containing materials and note their condition and risk level in every report.
New estate workmanship
Volume-built homes in Ripley, Springfield, Deebing Heights and Redbank Plains often have drainage, waterproofing and finishing defects that slip through without independent oversight. A new build is not the same as a defect-free build.
Water leak & moisture damage
Roof penetrations, guttering, downpipes and internal plumbing leaks are the most common source of structural and pest problems. Water is almost always behind the major defects found across Ipswich properties.
The Bremer River and Ipswich's flood-prone low country
The Bremer River and its creek network wind through the heart of Ipswich, and a number of suburbs — Goodna, Basin Pocket, North Booval, One Mile and the low country along the river — sit on flood-prone land. Flood history can be hidden behind cosmetic repairs, so it's worth knowing exactly what to check before you buy. On every inspection near the river or a creek, I look for:
Always check the property against the Ipswich City Council flood mapping before you commit. A pre-purchase inspection adds the on-the-ground check that mapping alone can't give you.
A thorough inspection, not a surface check
Drone aerial roof inspection
4K HD, CASA-licensed pilot — for roofs over 3.6m that can't be safely accessed on foot.
Thermal imaging camera
Standard on every inspection. Detects hidden moisture and termite activity inside walls and ceilings.
Moisture meter readings
Standard. Tested at all entry points — wet areas, external walls and the sub-floor perimeter.
Sub-floor inspection
Access to all sub-floor spaces — stumps, bearers, joists, ventilation and moisture.
Roof void inspection
Full access — trusses, sarking, framing and insulation.
Structural assessment
Walls, floors, ceilings, footings and slab — as a builder I assess root causes, not just symptoms.
Termite & timber pest inspection
Live termites, damage and conducive conditions — to Australian Standard AS4349.3.
Wet areas & waterproofing
Bathrooms, laundry and kitchen — signs of waterproofing failure, leaks and mould.
Drainage & site
External drainage, grading, retaining walls, fencing, driveways and outbuildings.
Same-day written report
Comprehensive report with photos — delivered the day of your inspection, every time.

Real reviews from real buyers
Why Ipswich buyers choose Admired
I'm a local, I'm a builder by trade, and I'm the one who turns up. Plenty of inspection companies send out an employee under a company licence — with Admired you get me on site, every time. When I walk through a property I'm reading it as someone who's spent 20 years building homes across this region: I understand why defects occur, how serious they actually are, and what they'll cost to fix. You get a straight, plain-English report the same day, and I'm available to walk you through every finding personally.
One of SEQ's fastest-growing regions
When buyers can't justify Brisbane prices, they turn to Ipswich — and it's easy to see why. The region offers genuine variety: heritage Queenslanders in the CBD, established post-war homes, acreage on the fringes, and fast-growing master-planned estates in Ripley, Springfield and Spring Mountain. The ongoing rejuvenation of the Ipswich CBD and the expansion of the Amberley RAAF base continue to drive employment, development and demand across the region.
That variety is exactly why an independent inspection matters here — and why local knowledge counts. A 1920s Queenslander in Eastern Heights and a 2024 build in Ripley have completely different risk profiles, and you want someone who understands both because they live and work here. This is my patch. I know which streets sit on reactive soil, which suburbs flood, and where the old mine workings run. With more than 500 parks, strong schools and easy access to Brisbane, Ipswich is a great place to buy — just make sure you know what you're buying first.
We inspect across all of Ipswich

Ipswich inspection questions answered
What defects are most common in Ipswich's older Queenslanders?
The most consistent issues I find in Ipswich's character homes are rotten or sunken stumps, decaying chamfer boards, old electrical wiring, asbestos in fibro additions and eaves, and termite damage in the lower timber framing. Reactive clay soil movement is also common across the region. A thorough sub-floor and timber pest inspection is essential for any pre-1990 Ipswich home.
Do you check for old mine subsidence in Ipswich?
Yes — Ipswich's coal-mining history means parts of suburbs like Blackstone, Bundamba, Booval, Dinmore and Tivoli sit above historic underground workings, which can cause ground movement and structural cracking. I assess for the signs of subsidence-related movement on the ground. I'd always recommend checking the property against council and state mine-subsidence records as well before you commit.
Do you check for flood and water damage in low-lying Ipswich suburbs?
Yes. On properties near the Bremer River and creek corridors — Goodna, Basin Pocket, North Booval, One Mile and similar — I check for past inundation, drainage grade, sub-floor moisture and concealed repairs. I'd always recommend checking Ipswich City Council flood mapping as well before you commit.
Do new Ipswich estate homes still need a building inspection?
Absolutely. Volume-built homes in Ripley, Springfield, Deebing Heights and Redbank Plains often have drainage, waterproofing and workmanship defects that slip through without independent oversight. A pre-purchase inspection is not the same as a PCI — both matter.
Are thermal imaging and a drone roof check included?
Yes — both are standard on every inspection, along with moisture meter readings. The drone (CASA-licensed) covers roofs over 3.6m that can't be safely accessed on foot. There's no extra charge for any of it.
How quickly can I get a report after the inspection?
Same day in almost all cases. I know you're often working to finance or contract deadlines, so the report is prepared and emailed the day of the inspection — ready for your solicitor and negotiations.
